35 Bayshore Drive (continued) <br /> Design Review Motion: Walter Yarosh motioned Design Review to approve the plan with the <br /> conditions: <br /> • Meet Building Department requirement to comply with Mass State Building Code 780 <br /> CMR Section 310 Emergency Escape and Rescue openings for the new proposed <br /> bedroom in the basement. <br /> • 8% of bedroom floor area needs to be glass in the one window and 50% of that has to <br /> open and opening has to be large enough for someone to be able to get out. <br /> • House to be up to current fire code...smoke detectors to be outside all bedrooms on all <br /> floors. <br /> • Septic Inspection needed. <br /> • Outside lock on living room slider needed so renter has direct access to apartment. <br /> • Deck has to be shown on the Plan. <br /> Need revised Site Plan showing extended driveway. <br /> David Kooharian seconded the motion; and it was unanimously passed by Design Review. <br /> Plan Review Motion: Glen Harrington motioned Plan Review to approve the plan with the <br /> conditions as read by Tom Fudala and noted in Design Review motion; Catherine Laurent <br /> seconded the motion; and the motion was passed by All Plan Review members present. <br /> Charlie Maintanis had not yet arrived. <br /> Mashpee Commons <br /> Representative—Tom Feronti <br /> Old Shaw's building (elevations) <br /> Tom Feronti and John Renz appeared. <br /> • Mashpee Commons preparing to renovate the old Shaw's building. <br /> • Plan to divide into 7 different tenants, but don't have tenants now. <br /> • Will add 3 store fronts onto Steeple Street; and add 3 more entrances on Green Street. <br /> • Walter Yarosh said the design looks great but he noted that one of the roofs has open area. <br /> Tom Feronti said they are not sure whether they are going forward with that. He said it is to <br /> hide mechanical units. The structural engineer is just starting his review as to whether or not <br /> to do that. <br /> • Plan now is to fill in the loading dock. They are talking about filling in the grade and make an <br /> outside area. Roof would cover a portion of that exterior area. Also, considering using that to <br /> create some of the lateral bracing needed within the building. <br /> • Getting rid of garage doors at back loading dock and they will re-treat that store front. John <br /> Renz said probably tenant "G" will go back there. <br /> • 2 compactors to the right of the retaining wall will stay with privacy fencing. Compactors <br /> accessed from the side. <br /> • John Renz said all access to loading dock area will still be the way it is now. <br /> • They do not have a Plan. <br /> • Utilities will be hidden with parapet so they are not visible. They had issues with screening. <br /> Tom Fudala asked: What about loading for the new tenants? John Renz said that will be the same <br /> as we do for others. He said leases require deliveries before 10 a.m. and after closing. It is not <br /> expected tenants to be large businesses. <br /> 2 <br />
