Mr. Fudala stated it ' s the zoning change we have to look at <br /> and how to project these figures. Also, whir change zoning i . .. <br /> it gives the Town less revenue? (The current zoning is C-2 , <br /> Coit-kmercial ) . Field ' s Point varus mixed use. <br /> Mr. Dorgan recommended that members review the report and resume <br /> discussion at the next meeting. <br /> Mr. Storrs went over the report. Ms. Gi 1.is stated the <br /> Superintendent provided her with the $5 ,000 per student figure. <br /> Mr. Fudala noted the education budget i $12 , 000 ,000 (which <br /> includes capital ) , and the per pupil cost is closer t $10 , 000 <br /> per student. The debt for the new high school is not included <br /> and therefore this is a faulty analysis; fixed and variable <br /> costs need -to be determined more accurately . Ms . Gillis will <br /> investigate this further. Mr. Demas asked that a revision be <br /> mailed out before the next meeting. <br /> Mr. Mitroostas noted that at Town Meeting there will be an <br /> emotional reaction to development. He further stated that there <br /> Mill not be a viable commercial area without a residential, <br /> component. <br /> Mr. Chace stated they tried to expand the commercial , but the <br /> residential aspect softens and offers quality to the development. <br /> A more attractive area can command higher rents. Mr. Chace <br /> stated that if you don ' t get above 200 units, it will not look <br /> residential ; you meed a critical mass. <br /> Mr. Storrs stated that part of the coal of this Committee is <br /> to work through this process and tell Fields Point what the <br /> Town wants. The choices are either to create a New England <br /> villa. e or build commercial units . Mr. Dermas stated concerns <br /> were aired as to the taste, style, and open space issue; he <br /> suggested the Committee be realistic about the numbers. <br /> Mr. Fudala noted that the Assumptions regarding Housing and � <br /> Population are based on 45 occupancy. Deer Crossing is used <br /> 80% .-year round, and the trend is leaning toward more gear-round <br /> usage. Ms. Gillis su. i ested Mr. Fudala collaborate with her <br /> and pick, neighborhoods in order to do a blend. Mr. Fudala stated <br /> Town expenditures will be impacted if we are using population. <br /> It was suggested to use two different numbers. Ms. Gillis will <br /> work with Bob whritenour ' s numbers. <br /> The meeting adjourned at 12 :00 p.m. The next meeting will be <br /> held April 30 , 1996 , at 5 : 15 p.m. at the Middle school . <br /> Marg Gelsthor- e, Alternate Board Secretary <br />
