Public Comment <br /> i <br /> selectman Dinizio determined there to be no input from <br /> members of the public at this point. <br /> Commercial Market study <br /> Mr. Brais suggested the Residential Market study be <br /> finalized as well . He noted additional comments regarding the <br /> Alternative Residential Market Stud` have been received, as well <br /> as additional data on Affordable Housing. <br /> mr.. Brais distributed Copies of a Memorandum dated 1-13-98 <br /> representing the final Residential. Alternative and indicating <br /> minor changes. The Tables indicate a Summary of the distribution <br /> and suggested prices for alternative low-range housing scenario. <br /> The changes reflect in increase in market rate rents for <br /> apartments. In addition, affordable apartment rents based upon <br /> Cape Cod Commission data and input has been included. All <br /> apartments have been designated to the Apartment category and <br /> have not been differentiated between above-commercial and <br /> separately. Condominiums and Town Houses are slightly higher in <br /> price; as is the Single-Family (approximately . <br /> Mr. Brais rade reference to the Mashpee Commons analysis o <br /> housing prices within the village of C tu.it which was persuasive <br /> in indicating a slight upward revision. <br /> With reference to the absorption pace, the difference is the <br /> rental apartments have been brought on-line over a five year <br /> period with enough commercial activity in include apartments <br /> above retail . <br /> Table 3 has been added and deals with the four hundred <br /> units, distributing therm between housing-types. <br /> This data will prove as a basis for the fiscal and other <br /> impact studies. <br /> Selectman Marsters asked what percentage of the one hundred <br /> ten 11 apartments would be located over commercial property. <br /> Mr. storms commented the fire hundred o number has been <br /> used, but as the Town Planner has pointed out, it has been agreed <br /> to use the four hundred (40 0) number for the analyses. <br /> Mr. Chace requested clarification of the numbers. It had <br /> been mutually agreed at the last Meeting to remove the mashpee <br /> Coons permitted commercial and apartment from the analysis. <br /> Mr. Fudala expressed a concern regarding the numbers <br /> representing Single-Family homes in Table 3 . <br /> -2- <br />
