mMr.. Storrs informed the Committee of a single Table <br /> which he and Mr. Brais have agreed to, representing the <br /> Zimmerman/Volk, Office of Thomas J. Martin residential, and Anita <br /> Kramer commercial numbers. Also, Nor. Storrs and Mr. Brais are <br /> preparing a projected build-out rate as to the type of unit and <br /> amount of square footage by neighborhood, upon which information <br /> the fiscal, traffic and waste water impacts will be made. <br /> ,fir. Storrs introduced Jeff Bronow, Paul Tischer' s office, <br /> who has been conducting level service interviews with Town <br /> Department Heads, as well as collecting additional data from the <br /> Cape Cod Commission. <br /> Mr. Fudala further commented upon the average price ranges, <br /> the median price for the Town of mashpee being $129, 000 . 00; the <br /> low range average being indicated at a price of 155, 000 . 00 . <br /> Mr. Bra i s responded the Memo is trying to reflect new <br /> products brought on the market in a community with certain <br /> building standards that have been portrayed in the materials that <br /> have been brought forward. The proposal is fora cluality level <br /> � <br /> higher than what is indicated in his report, these numbers <br /> represent the low-end of the proposal . <br /> electmanarsters commented the median price should not be <br /> used as a.,gauge because it is driven by the re-sale market, not <br /> new construction. He stated that he felt the Town Houses and <br /> Condominiums appear to be fairly priced. He stressed the re-sale <br /> and new construction markets are different. He also stated the <br /> numbers reflected in Mr. Brais , Memo are, in his opinion, <br /> realistic. The proposal calls for a new up-rent type <br /> neighborhood, consistent with new development in Mashpee at the <br /> moment. <br /> 1r. whritenour~ requested clarification of Table -Mousing <br /> mix. <br /> Mr. Storrs responded, by saying Table 3 is a first-cut of <br /> what will be presented on a neighborhood by neighborhood basis. <br /> Ir. Brais interjected that the existing one hundred 10units <br /> would have to be identified. <br /> Mr. Fudala' s recollection being that most of the units are <br /> to be apartments . He suggested more apartments over- all are <br /> needed. <br /> Mr. Chace stated the initial numbers of 0 - 00 were <br /> suggested to be market/demand dicta ed. He has since come to the <br /> realization that the project has to be designed street by street <br /> for the purposes of the residential scenario. He stated the <br /> ashpee Commons Ltd. Partnership is in the process of providing <br /> this information. <br /> -3- <br />
