Chace responded their goal is to create integrated <br /> (socio-economic, age, etc. ) neighborhoods, whereby there would <br /> be a diversity of size, type. <br /> lir. Storrs stated Whitings Road is to be predominantly <br /> small lot Single-Family units; North Market and East Steeple <br /> Streets are to be predominantlycommercial; whereas Jobs Fishing <br /> and Trout Pond Roads are to be a true mix. <br /> At this point, selectman Dinizio introduced a Petition put <br /> forth regarding the issue of open Space, including a proposal for <br /> the Town to purchase land at Mashpee Commons . He asked Mr. Chace <br /> and Mr. Storrs for suggestions as how to best address this <br /> issue. <br /> Mr. Storrs stated he has not yet seen a copy of said <br /> Petition; and had questions regarding land area issues as well as <br /> financial issues. <br /> Mr. Chace responded they are amenable to discussion of this <br /> proposal . He reiterated his feelings that a critical mass is <br /> necessary for the success of a village concept. His <br /> interpretation of the article, as it appeared in the mashpee <br /> Enterprise, is that the Jobs Fishing road area remain <br /> undeveloped. He explained this is the location of the <br /> residential component which would be adjacent to the commercial . <br /> He stated this proposal would not work at this point, as this <br /> area is central to the idea of building the village/Growth Center <br /> and is important to the overall development. <br /> Selectman Dinizio inquired as to the possibility of re- <br /> targeting the Trout Pond-Performing Arts Center parcel as an <br /> Open Space purchase. <br /> Ir. Fudala responded there is nothing environmentally <br /> sensitive about the Performing Arts Center site; Trout Pond <br /> itself would have to be protected by a buffer area. The whitings <br /> Road parcel is also environmentall.y sensitive as it is located <br /> within the wildlife a Refuge and adjacent to open Space areas of <br /> the Quashnet River. He stated he was unsure as to whether or not <br /> there would be any enviro=ental value to purchasing the Nobs <br /> Fishing Hoag portion, other than water quality impacts, as the <br /> property is amid existing development . <br /> i <br /> Mr. Chace was of a different opinion, stating that in order <br /> to place the residential component to create the mixed use <br /> zone, it is environmentally important for the citizens of Mashpee <br /> and for Cape Cod. He is advocating Growth Centers as opposed to <br /> -4- <br />
