parcel from the current process, which is approximately fifty-two
5 acres.
In response to questions being raised regarding the existing
one hundred loo units at mashpee Commons, Mr. Chace explained
that the original Mashpee Commons Special Permit allows for one
hundred (loo) units to be allowed within the commercial district.
It has been agreed, for fiscal impact study data, to exclude the
existing permitted units from the analyses .
inquiring as to the developed character of the project, Mr.
Brais inquired as to the location of those additional residential
units which are not to be included in this process. Mr. Storrs
replied they would he located within the three block corps of the
downtown area, as originally permitted in 1986 .
Ir. Storrs commented the proposal made by Mr. Chace was dome
so in an attempt to establish an acceptable plan from the
physical and aesthetica) standpoint, while respecting the request
made by the Committee to approach this in a phased process.
+ Mr. Brais noted the density in the whiting' s Road area is
eighty--five (85) . with one hundred fifteen 11.5 in Job f s
Fishing, which respond to some concerns voiced by Deer crossing
residents.
Mr. Brais then inquired as to the timing of physical
characterizations of how this proposal would lay out.
Mr. Chace answered he could have information by the date of
the next Meeting if there is agreement/response to the suggestion
he just made.
Mr. Storrs commented Whiting' s Road would basically remain
the same as depicted on the baster Plan 5 units) ; Job' s Fishing
Road would be reduced in scope primarily along the edge of Deer
Crossing to provide more buffer area) ; North market and East
Steeple Streets would have no major changes (dimensional
requirements) ; and Trout Pond would be eliminated at this time
for future consideration) . An exception being made for the
commitment to the Performing Arts Center. Mr. Storrs clarified
the Performing Arts Center is to be considered independent of
their proposal .
Mr. whritnour noted the initial Study Committee endorsed
the neo-traditional concept style development as opposed to
modern commercial development. The aesthetic components of the
proposal being the most intriguing with regard to the Mashpee
Commons development and which would distinguish the Town from
other forms of development. The density issues were key as they
would relate to impacts on the Town.
Mr. whritenour expressed his appreciation for the proposal
-4-
