Mr. Fudala raised questions relating to costs, and suggested <br /> a rough cost estimate would be helpful . Mashpee Commons Ltd. <br /> Partnership agreed to provide an estimate, <br /> Mr. Baker expressed concern for the water system, peak <br /> demands, and the hydraulics of the system. He also mentioned <br /> concerns that the Town' s future commercial tax rate will be <br /> higher than that of residential . His concern being that long <br /> range (20 year) impacts are not being addressed. <br /> Nor. Chace responded by stating Mashpee Coons Ltd. <br /> Partnership is attempting to change the type of commercial <br /> development in Mashpee to a more traditional development which <br /> would allow for higher sales and higher values per square foot, <br /> Mr. Brais addressed some of Mr. Baker' s concerns by <br /> informing him of some of the analyses being examined such as <br /> traffic, fiscal, and enviro mmental impacts and to some degree, <br /> community character. He assured Mr. Baker his concerns will be <br /> addressed as part of the scope of the impact analyses. <br /> Mr. Brais further stated the fiscal impacts are extremely <br /> important and reiterated it is part of the scope of the analysis. <br /> Mr. Storrs clarified the fiscal impacts being examined are <br /> the differences between fiscal impacts of what is allowed under <br /> current zoning and fiscal impacts as to what is being proposed t <br /> be developed. <br /> Mr. Baker stated his observations of the Town to be that of <br /> changing from a resort retirement community into a bedroom <br /> community very rapidly. He questioned whether or not the impact <br /> on the Town as a whole is being examined. <br /> 7r. Brais acknowledged Mr. Baker' s concerns and assured hien <br /> that the fiscal impacts will be studied. <br /> Selectman Marsters encouraged Mr. Baker to continue to <br /> attend and participate in the Meetings so that his questions will <br /> be answered. <br /> Mr. Cragwell suggested a Plan be made available for the next <br /> scheduled meeting. Mr. Storrs agreed to provide both visual and <br /> handout materials for the Meeting, as well as providing ars <br /> informational packet of background information to all new <br /> Committee Members. <br /> M . Fudala commented there are three different zoning <br /> bylaws, as each area is a totally different type of development. <br /> He mentioned the timing issue and expressed his concern for the <br /> completion of the three projects . <br /> Mr. Chace made the point that it is the intention of Mashpee <br /> -7- <br />
