Selectman Marsters asked Mr. Fudala for clarification of <br /> unit types being allowed. <br /> Mr. Fudala stated that currently units can be transferred <br /> into a residential or mixed use area. The one type of unit that <br /> is not allowed within the mix is single-family homes . <br /> Mr. Baker asked about the zoning of certain areas; to which <br /> Mr. Fudala answered, Whiting' S Road is currently zoned - <br /> (80, 000 square foot lot minimum) , and Great Neck Road South is <br /> currently zoned -3 (40, 000 square foot lot minimum) . <br /> Selectman Marsters recognized Mr. Storrs who suggested that <br /> perhaps a graphic example to be presented' at the next Meeting <br /> would be helpful . Be stated he feels it is important for the <br /> Committee to understand the basis behind the process. Nor. Storrs <br /> further suggested Mashpee Commons Ltd. Partnership present a list <br /> of areas of concern to thea relating to the existing Bylaw. He <br /> mentioned the fact that on-street parking is not allowed under <br /> the current o ID Bylaw; and the Town' s expressed interest in the <br /> preservation of land surrounding Trout Pond. <br /> Mr. Fudala noted the Cape Cod Commission open space <br /> requirements, which will be between forty o and sixty-five <br /> ( percent for this project. Be chid state the Commission is <br /> somewhat less restrictive in their definition of open space. <br /> At this point, Selectman Marsters requested a determination <br /> ination <br /> from Sharon Rooney, Cape Cod Commission, who clarified that in <br /> the new plan determination is made according to whether or not <br /> the property is located within a significant natural resource <br /> area. She determined significant natural resource areas to be <br /> those such as well head protection areas, un-fragmented forest <br /> areas, and other types of undisturbed habitat areas which are all <br /> mapped. She also stated that larger areas are more desirable to <br /> the Commission. <br /> Ir. Whritenour commented on the amount of progress that has <br /> been made within the span of one year. Be noted especially the <br /> progress made relating to the oID Bylaw, the workshops conducted <br /> with the Town Planner in this regard, and the realization that <br /> the Bylaw, with minor amendments, will work for the Mashpee <br /> commons project. <br /> Mr. Storrs indicated his agreement with statements put forth <br /> by Mr. Whritenour, stating "Yes, our goal is to make the OSID <br /> Bylaw work. 1t r. Storrs stated this is a very difficult Bylaw. <br /> He noted that as long as there is a cooperative approach to <br /> address some of their concerns, much progress should be made. <br /> Mr. Chace credited the collaborative approach for any <br /> success reached thus far. Be stated his only concern is for <br /> mother land owner coming into Mashpee and making the Bylaw work. <br />
