Crocker, Jr. <br /> 14 Sampson's Mill Road <br /> Assessors Map62/Parcel 247 <br /> Commercial Retail/Office Space <br /> Jim Crocker, Matthew Eddy, Devin Kirrane present <br /> Plans were revised and changed to satisfy the Conservation Commission, and the roof pitch was <br /> changed from a 9 pitch to a 7 pitch to satisfy Design Review. Tom referred to the By Laves <br /> regarding parking: 43'4" width, 24'aisle for 90 degree parking, ' separation on pavement to <br /> building. They look to be 6.5' short. There seems to be a 10'buffer between parcels, and a <br /> written endorsement is not needed. They need a 1 to 5 landscaping to parking ratio. <br /> Landscaping requires irrigation, but they in tum need to certify they do not need Town water. <br /> Torn initiated a discussion about rear and side parking and made suggestions. Regarding storm <br /> grater m agement,both ConCom and Board of Health will need to sign off. The mill need to <br /> demonstrate to ZA about roof runoff, A better dumpster location would be at the end of the <br /> aisle (and not a backing out aisle) and not on pavement. They need to show employee parking <br /> spaces. Sheldon verified the structure as two floors with a basement of 6.5' clearance. There is <br /> no plan for sprir�ders, and Mr. Kiffane will look into fire alarm system requirements. The use <br /> group is B. They are widfm the height(35')per zoning with 'the highest ridge. Charles noted <br /> second means of egress is required. There was a clarification with E-2 design on plans. Steve <br /> Solbo requested an updated set of plans. They are seeking variances with ZEA. Board of Health <br /> ill provide hazardous waste restrictions, and an inspection is required before occupancy permit <br /> will be issued. No further meetings with this Cottee will be required. <br /> Recommendation: To approve. <br />
