1 66 s uare feet 1-floor buildin ...Stewart pointed out that since stairs and elevators not
needed the one floor space is more efficient. This square footage is the maximum you'd want to
do on one floor.- e said in another pass, there could be improvements made. Helene asked
about expansion possibility of the one-story building. Stewart said expansion would be at back
of building because it would not be practical to consider adding another floor.- Gene asked
whether or not expansion could be done.at side. Stewart, responded"no",but at back you could
pick up another 10,000 square feet maximum. Shelly Gilbert asked about costs being more
expensive if expanded later on, rather than building the larger building initialler. Stewart said of
course more expensive to do later on. In Library expansion each section grows so thea you'd
probably have to modify walls and the roof to tie everything in.
In discussing steel vs. wood construction, Stewart pointed out that steel costs more to build, but
wood costs more to maintain. He said for the wood using acrylic stains painting would have to
be done every 10 years. Fiber cement cuts down on rot and may or may not cut back on 10-year
repainting maintenance.
Cost Comparisons
Stewart distributed preliminary budget estimate costs he put together for each of the 3 scenarios.
He said a professional cost estimator would give better cost figures but for
comparative es
p
he felt his figures would be good. He said he is making broad-brush comparisons. A copy of the
preliminary budget estimates document is attached to the printed set of these minutes.
20,880 square feet 2-story_building...Total budget estimate cost: $8,440IP o; deduct NIBLC
Grant o $2,93415,541 and Current Appropriation$3,500,000 leaves needed funds: $2,006,409.
15,440..square feet 2-stoa buildin ...Total budget estimate cost: $6,561.,450; deduct Current
Appropriation$3,500,000 leaves needed funds: $3,,061,450.
14 66LEquare feet f-floor buildin ... Total budget estimate cost: $5,871,057; deduct Current
Appropriation $3,500,000 leaves needed funds: $2,,371,057.
Comments
Sheldon Gilbert commented that what he sees as the biggest kr issue here is whether or not the
state grant comes through.
Both Stewart Roberts and Helene De 'oe said that once you've made the waiting list it is not a
question of`1 'you get state grant but, rather, "'when". Joyce Mason said that Patience,Jackson,
Library Building Consultant,Massachusetts Board of Library Commissioners, has said this also
and that Patience said we should get it by July.
Joyce Mason asked: How coo we convince the Selec men to go to voters before they know
exactly what the costs are? She said we have to look at contingency cosh. Stewart responded
that if you go to professional cost estimators they may have better idea.
Gene Smarg n said he understands northeast in economic depression, but Stewart said
construction costs are still increasing 10%because it's driven by costs of mate . ls, not labor
cost.
Gene thanked Stewart for his efforts and also thanked the audience for their cooperation.
