I <br /> New Business continued <br /> i <br /> Review of Preliminga Plans for Archives Pro"eet <br /> Steve Cook reported that he and Irving Goldberg attended meeting today with Joycc Mason, <br /> Catherine Laurent and the architects. Copies of Site Plans and Design Development Narrative <br /> were provided and the review and discussion were held...highlights of which included the <br /> following: <br /> • Original budget was$200,000; requested another$40,000 from Community Preservation; <br /> consultant cost was$20,000; budget now$220,000. <br /> Town budget is $220,000;BLw estimate is$327,200—each estimate cost item includes 15% <br /> overhead profit and 10%contingency. <br /> Steve Cook said building has minor insulation left from the 1 's. Therefore he is <br /> recommending gutting the whole building and re-insulating walls and ceifings. Floors aro not <br /> insulated. Steve strongly recommends doing this in view of all renovations being done such as <br /> sprinklers,electrical,windows, doors,fe system,HVAC,etc. <br /> • .toe Brait asked whether there is enough headroom going downstairs. Old building so it will <br /> remain...downstairs not for public access; used for storage. <br /> 0 Asbestos tiles under carpet and window trim tested for lead paint and PCBs in the <br /> caulking glazing of the windows. <br /> 0 First floor carpeted so that maybe it just has to be recovered with new carpet. At exterior door in <br /> the basement the will have to remediate and replace. Catherine wil l look into option to'-handle <br /> asbestos tiles. <br /> In view of lead/PCBs s level,Architect was geared to replacing windows. Steve said replacing <br /> windows never really successful and if building gutted and re-insulated,then it would make sense <br /> to take whale window out and replace the window, <br /> • At rear elevation view,changing to awning window so they don't have to cut around it as shown <br /> on Flan. <br /> + Handicap acccssibilit r will be provided to front door. $70,000 dost of rarnp system on their <br /> estimate is very expensive. Catherine spoke with the contractor doing the parking lot and they <br /> will be less expensive to do the ramp and it will tie to the parking lot. <br /> • Sprinkler is dry,pre-action system. <br /> • ging 100 wnp electrical I service. Gene Smargon strongly urged 200 amp service be installed, <br /> especially view of sprinkler system;air conditioning; fire system; lighting; and computers. <br /> • New.ceiling tiles to be installed in the basement. <br /> • Archival storage/displays.not being part of the project just concentrating on the building. <br /> • Steve Cook will check ramp and walkway lighting. <br /> Catherine Laurent exited the meeting at 6:35 p. . <br /> The Committee agreed to recommended changes and areas where alternate bids to he done. <br /> Motion: Joe Krait motioned to recommend to Joyce Mason,and Catherine Laurent the following <br /> changes: <br /> Upgrade electrical to Zoo amp service <br /> Gut the building and do new insulation; <br /> All new windows,not replacement windows; <br /> 0 Fiberglass doors,not wood doors; <br /> Mat.at hack door; and <br /> • Do hid alternates on rear stairs,demolition,and roof. <br /> Eugene Sargon seconded th 'motion. <br /> Vote: 3 Yes. <br /> Stew Cook,yes.
