Chairman, Jonathan D. Furbush, Board Members Ronald Bonvie, Scott Goldstein, <br /> and Associate Members, Norman J. Gould, and Sharon Sangeleer were present. Building <br /> Commissioner, Michael Mendoza was also present. <br /> PLEDGE OF ALLEGIANCE <br /> Chairman, Jonathan Furbush opened the hearings at 6:00 pm. He announced that the <br /> meeting was being televised live on Mashpee TV. Board Member Bill Blaisdell and <br /> Associate Member Brad Pittsley were absent. <br /> CONTINUED HEARINGS <br /> 46 Main Street: Petitioner, Attorney Jeffery Johnson requests a Written Finding under <br /> §174-17 of the Zoning Bylaws to raze and replace a pre-existing non-conforming structure <br /> on property located in an R-5 Zoning District, and Groundwater Protection Overlay <br /> District, Map 47 Parcel 25, Mashpee, MA. (Owner or Record: John F. Dee). (Continued <br /> from May 9, 2018 hearings). <br /> 46 Main Street: Petitioner, Attorney Jeffery Johnson requests a Variance under §174-31 <br /> of the Zoning Bylaws to raze and replace a pre-existing non-conforming structure on <br /> property located in an R-5 Zoning District, and Groundwater Protection Overlay District, <br /> Map 47 Parcel 25, Mashpee,MA. (Owner or Record: John F. Dee). (Continued from May <br /> 9, 2018 hearings). <br /> Attorney Jeffrey Johnson represented the application for the raze and replace project. At <br /> the May 9, 2018 hearings, the Board requested a revised plan to depict an actual dwelling <br /> and the location of the proposed dwelling that will be built. The lot is 45,460 sq. ft. and is <br /> less than the 80,000 sq. ft. requirement under current zoning. Mr. Johnson provided a title <br /> history of the lot, and a rendering of the proposed house. The proposed new home will be <br /> a three (3) bedroom, but he was told he could build up to a four (4) bedroom home. The <br /> requested lot coverage is less than 6%. <br /> The Board discussed the importance of the variance calculations to be communicated by <br /> the applicant. The Board also discussed that this particular variance petition would expire <br /> in one year if not acted upon, and if there were conditions issued by the Board in their <br /> decision. The applicant would like to commence within a six month time period. <br /> Mike Mendoza, Building Commissioner said that according to Mass General Law a <br /> boarder survey has already been performed, and the paperwork has already been drafted. <br /> 1 <br />
