Hauck said all of the lots net the frontage <br /> requirements . Mr. Regan explained that the topographer <br /> presented a significant hardship . The proposed combinations <br /> are : <br /> Lot 24A: Combination of 24 and 25 <br /> (Map 37 , Blocks 203 & 204 ) <br /> Lot size : 50 , 141 sf Variance of 29 , 859 sf . <br /> Lot 26 ; combination of 26 and 27 (Map 37 , Block 205 , Map <br /> 46 , Block 73 ) Lot size: 62 , 061 sf Variance of <br /> 17 , 939 sf <br /> Lot 29 : Map 37 , Block 206 Lot 29 Lot size : 76 , 946 sf <br /> Variance of 50 , 665 ( excluding wetlands ) <br /> Lot 30 : combination of 30 and 31 (Map 37 , Blocks 206 and <br /> 207 ) - <br /> Lot size 84 . 516 sf variance of 8 , 925 sf ( excluding <br /> wtlands ) <br /> Gene Barube ,. an ,autter , questioned why Mr , Jonas had not <br /> developed the lots and questioned why lots were not sold <br /> within the eight year period. He questioned ost ' of <br /> development in school costs and 'down services . <br /> Mr . Govoni reviewed map of area and said adjoining area lots <br /> are all much smaller . Mr , Govoni moved to take the <br /> application under advisement . Mr . Regan seconded. All <br /> agreed. <br /> Mark R. Efron TRS }bequests a Special Permit under Section <br /> 174-25 . 1 . 9 of the Zoning By-laws to liensliense and Maintain <br /> pier, ramp and float in Great River on property located in an <br /> R-3 zoning district at 358 Monomoscoy Road (Map 120 , Block <br /> 109 ) Mashpee, MA. <br /> Members sitting; J. Regan, I . Marst rs, R . Nelson <br /> Mr . Govoni stepped down from the Board for this hearing . <br /> .hack Landers-cauley, Engineer, presented plans for the <br /> reconstruction of a pier, ramp and float which has been <br /> approved by conservation pending the Special. Permit from the <br /> Board of Appeals . Comments were received from the <br /> Harbormaster requesting that the length of the float be <br /> reduced from 33 ' 4o ' and overall cock length shortened <br /> from 60t to 0 . Mr , Landers- auley questioned if <br /> Conservation would approve a shorter structure and the owner <br /> would like to leave the application as it stands . He said the <br /> Harbormaster wanted to protect a transient mooring area. <br /> Mr . Efron said he had a 33 ' boat which he wanted secure at <br /> his dock. He said he had a mooring which he would give up if <br /> necessary to keep the length, <br />
