Comments/Discussion (continue
Mike Ford said they are not suggesting they could come in as a stand-alone lot and meet the set-
backs on ars assisted living special Permit---that's not what this proposal is about. If it doesn't cone
I
n under that commercial center, then it's not viable the way it is here.
Walter said he's confused as to what cones first. If this gets approved on the corner, does it then
grant opening the door to the whole center having to be a commercial center. Mike said if this gets
approved on the corner it should get approved with sufficient conditions to show that it will have a
relationship or annexes to the rest of the site.
Halter said if not doing as a variance, and it is an individual lot, and the Vaster Plan has not been
approved, not sure how Town even approves that.
Walter and Jonathan Furbush pointed out that there will be a lot of grading issues. Walter suggested
moving the buildings as a means to deal with the grading problems, especially the grading issues on
the one side of the building. Both Mike Ford and Ted Tye thought this was a great idea and will look
at that to deal with grading issues.
Jonathan again addressed the issue of parking and asked hover handled in other towns where they did
these projects,, Ted said they've had experience of developing these a long time and no problem with
0.
parking.
* No loading dock.
* Minimal number of deliveries—about 6 per week, primarily food and trash pick-up.
* Mail/UPS goes to front door.
Walter asked Mike Ford if he had a list of discussion points th alt have to be decided on each item of
the zoning by-laver. The Ilst could be based on individual lot and go with ghat you want to do and
compare the 2 lists. Mike agreed to prepare the list. It mould be helpful to every board to understand
what they are approving. Walter said break down the list and the reasons why and what is going to
happen in the long-term. Mike will provide the list. mike said it has to be treated as commercial
center to avoid the need for variance.
Catherine Laurent said she would like to see pedestrian connection to bike path on Donna's Lane.
Also, same on Great Deck South...an extension of the bike path there.
Ted Tye suggested the folks take a trip to Hingham to see how the site looks...especially security
measures, etc.
Walter suggested coming out of parking lot at top of hill they should have at least a full car length (20
feet) of actual level flat grade to road cars are turning onto. Ted said they will do this.
George Baker asked standard they will submit in Building Permit. Ted said it will be "I" standard.
George Baker said that takes array a lot of issues that would be raised. George said while having
building closer to street mares, hint happier as a fire fighter it doesn't work in Mashpee Commons
because they have driveways there, not roads. Ted Tye said they will try to stick with Town
subdivision standards on their roadways. Fire Department will provide a template for them to
determine access. Chief Baker said the template takes into consideration equipment Mashpee owns.
