Ted Tye addressed the group: <br /> National Development is based in Newton. They are one of the large development companies <br /> in Massachusetts. <br /> This would be their 21't senior housing project. <br /> Proposing to Mashpee an assisted living with a memory care specialty. They've done this ire 4 <br /> or 5 of their projects. <br /> Building itself is divided into 3 `{households'l. <br /> Core area has reception/offices; small medical office; kitchen that prepares food and thea <br /> moves food into the 3 households; and a common activity area. <br /> Within each of the 3 households there are apartments---just small studios with bathrooms. No <br /> cooking or Kitchen equipment within the apartments themselves. Big open space in the riddle <br /> with residential Kitchen, then some sitting areas..,.library and TV room. <br /> Residential option; Each individual is provided with oven apartment, Very dignified setting. <br /> Allows individual to live independently with support services. <br /> National Development teamed up with Epic Senior Living, who is based in Waltham. Aust built <br /> one center in Hingham; and this would be their third project. <br /> Building would be close to street like in Mashpee Commons and would have sidewalks. <br /> Would be one story bulldinthey dont have elevation fret. <br /> Very important residents have unencumbered access both inside and outside. <br /> Want to create like Mashpee Commons and have private streets and no set back. <br /> 9 Will look for relief from parking requirements. By-law requires 1 space per unit and 1 space <br /> per employee. Result would be 85 spaces. They actually need 30-35 spaces. They propose <br /> about 32 on-site plus 12-15 street parking. Expect visitors to parallel park and wally to front <br /> door. Residents will not have cars. <br /> o Looking for set-back relief. <br /> 0 2 courtyards—fenced and secure <br /> 0 Building is pretty close to % lot coverage; parking lot percentage not known. <br /> Comm ents/D isc uss ion <br /> Walter asked: Is this an individual lot? Mike Ford said it is...recently.created by the Planning Board <br /> by endorsement of an A&R Ilan. Walter said thea from a planning point of view this is a separate lot. <br /> Mike Ford stated Mashpee Commons agreed that this is part of the Steeple Street Master Plan. <br /> While National Development would own this piece there is an annexes between the two,, Mike not <br /> looking for variance, looping for a-Special hermit. Mike noted that Mashpee commons' Ilan not <br /> approved, still a concept. Walter commented that basing this on a plan that is not approved then we <br /> can only look at this as ars individual lot and in that way there are set-back requirements; buffer <br /> requirements; and a lot of zoning issues, As ars individual lot there would be a variance needed. <br /> Mile Ford noted definition of commercial center is one or more buildings with uses that are permitted <br /> in a -1 district. He said what creeds to occur here is they have to show how they fit in the overall <br /> Master Marr and at the same time that they can meet zoning by-laves only if this is treated as a <br /> Special Permit as a commercial center in and of itself or as phase 1 of a commercial center that will <br /> take place on East Steeple Street and Planning Board decides to grant the waivers necessary to <br /> allow this type project start to occur-there with driveways, set-bads, buffers, etc. <br /> 2 <br />
