Cotuit Solar (continued)
• Walter said it is one thing to build one building that is non-conforming on property but to build 3
non-conforming structures on property is most unusual. Walter noted that once the paper road
goes away there is no set-back relief.
• Walter cautioned Mr. Geyser to keep in mind that he probably can't have any trees in the
south/southwest area. Mr. Geyser said it has been laid out doing as little clearing as
possible...only has to worry about clearing to the south.
• Mr. Geyser said he wanted to get an idea of what might be feasible/possible; an idea re cul-de-
sac application; and re-location of the swale.
• Charlie Maintanis commented that ground monitor not allowed in C-2 zone, but they would not
be ground mounted.
• Mr. Geyser said each barn would be approximately 60KW.
• Glen Harrington advised that the Board of Health needs a septic inspection report.
• Tom Fudala said re-zoned commercial but the way the property is set up now you can't do
anything on this property without a variance.
• Tom Fudala said drainage only suppose to be street drainage.
• Tom Fudala advised that the cul-de-sac would be part of the private street. Once it becomes
street, no longer part of this property.
• Mary LeBlanc said she is not sure parking lot functions properly...no room to back out.
• Joel Clifford advised the Fire Department has radius scale they need to get around cul-de-sac.
Also Fire Department needs to know hydrant location and that should be on the Plan.
• Catherine Laurent said cul-de-sac would require doing a new road layout.
• Joyce suggested Tom should perhaps try to help in approaching Mr. Bornstein regarding
removing the paper road since re-zoning has created a problem. Joyce said Town looks
favorably on solar panel technology.
Conclusion: Table ... Applicant to find out what can be done.
Motion: Catherine Laurent motioned to continue at time to be determined; Glen Harrington
seconded the motion. The motion was unanimously passed by Plan Review and by Design Review.
Approval of Minutes
Desiqn Review
Jonathan Furbush motioned to approve the minutes of the Design Review and Plan Review
combined meeting of August 7, 2012.
