Prelirnin subdivision: BDMwood Associates <br /> Board acknowledged. <br /> APPOINTMENT: Cape & Islands Exp 'neerin re: �2 Wilson's grove <br /> -Mr. David Sanicki of cape & Islands Engineering was in attendance for this scheduled <br /> appointment. <br /> Mr. Sanicki stated "This is an extremely small lot (2,250 s lua e feet) with an existing <br /> i M*s ur <br /> gree-bedroom dome. This a lo -bring area, outside the flood zone but an internal <br /> area, which is lover with reference to NGVI . We're talking about elevation 6 and we <br /> have monitored ground level at 1.7. The proposal is to provide a septic system to <br /> service a three-bedroom dwelling, maintain ' separation from groundwater and to <br /> meet 'Title V regulations with reference to the leaching required for a gree-bedroom, <br /> home. We've come up with this design which has the leaching above ground which <br /> requires a containment structure. There is no alternative due to the grade. The <br /> conta mment gall is 3' ' above grade level." <br /> Mr. Sanicki further explained that the over would be demolishing the existing house <br /> and re-building a three-bedroom house. There is currently an emsting cesspool. <br /> Mr. McQuaid stated that he is glad the abutters were notified, however the letter didn't <br /> state that the containment wall would be 3 V!2'tall. However, the Board has not <br /> received any phone calls from the neighbors with concerns about the plans. <br /> Mr. Cram motioned to grant the variances as follows: a variance of ' r m the <br /> proposed soil absorption system to the three abutting properties; a variance of 2'from <br /> the proposed soil absorption system to the crawl space portion of thehouse; <br /> variance of 9- from the septic tank to the crawl space portion of the house; a variance <br /> to not put in a reserve area due to lack of available space; a variance of 2o'from the <br /> proposed-soil absorption system to the well servicing louse #89 and a variance of 3 ' <br /> from the proposed soil absorption system to the well servicing house #85. Mr. Ball <br /> seconded the motion. This <br /> property is in a Zone Il that allows one bedroom per. 10,000 square feet of the lot. The <br /> lot consists of 36,730 square feet. Applicant is requesting use of the reserve in their <br /> lot area in order to allow a fourth bedroom. <br />
