r <br />Article 2 : <br />To see if the Ton will vote to amend the Zoning Bylaw by adding the following new <br />subsection 174-2 .H. 7 the Table of Use Regulations and specifying in the 'table by the letters <br />"SF that such uses are allowed by Steal Permit in the R-3 and R-5 zoning districts: <br />"(7) Private one or two -car garage, greenhouse or dock as a principal 'use where the lot cannot be <br />developed with a principal residential use, provided that there be no commercial use or storage, no <br />sanitary facilities, no storage outside of buildings, that no structure exceed fifteen 1 feet in <br />height and that all applicable setbacks and lot coverage requirements are met and provided that <br />Special Permit for such use is approved by the Board of Appeals." <br />or take any other action relating thereto. <br />Submitted by the Zoning Board of Appeals <br />Explanation: This article allows a very limited use of an otherwise undeveloped lot and avoids In <br />effect a taking by the Town. <br />Article 27: <br />To see if the Town will vote to amend Section 174- 1 of the Zoning bylaw by adding the <br />following new- sentence to footnote 4. of the Land Space Requirements 'fable: "Except for a <br />traditional ido 's walk of up to one hundred 10 square feet in area, roof decks will be <br />permitted only if located directly on top of the first or second story of any building." _ <br />or take any other action relating thereto. <br />Subnmitted by the Zoning Board of Appeals <br />Explanation: This article will clarify use and intent of height. <br />Article 2: <br />To see if the Town will vote to amend subsection 174-2.A.13 of the Zoning Bylaw by <br />adding the letters "PR/SF under R-3 and R-5 to indicate that such use is allowed as PR SP in R- <br />nd R-5 Districts. <br />or take any other action relating thereto. <br />Submitted by the Zoning Board of Appeals <br />Explanation. This would allover a three bedroom Bed and Breakfast in a residential neighborhood, <br />subject to notification of neighbors and review under the Plan Review process or by Special <br />Pernnit, depending on the size of any new construction. <br />6 <br />
