Leedham requesting a <br /> modification to a Special Permit (SP-86-10-85), (SP-90-87), and (SP 00-147) to raze an <br /> existing 1,350 sq. ft. commercial use building located in the rear of the lot,and to construct <br /> an addition consisting of 6,363 sq. ft.to the remaining commercial use building situated on <br /> the site. The addition will be used for additional showroom space, office, and service space <br /> on property located in al 00 Falmouth Road, Map 54 Parcel 6, Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on March 23, 2018 and March 30, 2018 a <br /> copy of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, April 11, 2018 at which time the following members of the Board of Appeals <br /> were present and acting throughout;Chairman,Jonathan Furbush,Vice Chairman,William <br /> Blaisdell, Board Member Scott Goldstein, and Associate Members,Norman J. Gould, and <br /> Sharon Sangeleer. <br /> Attorney Kevin Kirrane represented Tim Leedham, Owner of Bosun's Marine, and <br /> Raul Lizardi-Rivera with Cape & Islands Engineering were also present. The proposal is <br /> regarding the facility located on the corner of Rte. 28 and Bowdoin Road known as Bosun's <br /> Marine. Attorney Kirrane provided the Board with his written remarks, and attached the <br /> several decisions that relate to the property that the Board has voted upon in the past. He <br /> also provided the Board with the plans for the proposed project. <br /> The site plan shows the existing conditions with the existing structure and there is <br /> also a second structure on the site which is a combination of the two lots that are split by <br /> industrial and commercial zones. The Board has approved expansions to this building in <br /> the past and is familiar with the existing facility. The applications submitted include a <br /> Written Finding because the building is preexisting non-conforming, and there is also an <br /> application for a modification to a recent Special Permit that was issued back in the year <br /> 2000 for certain expansions of the existing building. <br /> 1 <br />
