Minimums :
3ase ba l l 2 Softball 2 , Practice _ 4 . Tennis -- 6 , outdoor basketball -
20
Peter said he spore with TK Thompson of the performing arts center
regarding the joint meeting on May 31st* He asked that if we have anything
drawn up on the site plan , he would like to have it in advance . peter told
him not to work out any "deal directly with SMMA . Any input from Graham
and should go through the committee .
Ian said a large cost associated with the site plan is parking . Cho we have
any idea of how many spaces there will be?
M r . F rennette said 1 per staff and l per every 5 students is required . That
number also works out well for the auditorium, There will also be grass
fields for overflow during events.
Libraries- Dr . ca1 abro sent information on school standards for libraries ,
how many volumes are required . Merry sue also received the information
from the Librarian at the sandwich High School . The most recent standards
are 1988. How much print material will soon become obsolete?
CONTRACT
Ed F rennette said identifying the budget up front is a ria j or issue. Our
heart and soul is in the area of design . They feel it is a waste of time
to produce a lot of paper we can ' t build , so we have to be sure we are in
synch with the budget, The contract should govern that. The committee and
Ian in consultation with SMMA should arrive at a fixed maximum cost for
construction costs , we would prefer that gets stated in the contract with
a goal of 1837000 sq feet - rather than the cost per sq foot.
They usually have two variables to deal with cost - quantity and qua l i ty a
'f you stipulate a cost per sq foot you take away a variable and they can
no longer deal with quantity . He would prefer to deal with both .
If we proceed and are ready for bid and for some reason something peculiar
happens and inflation hiis 8%, the bids come in too high , the only thing to
change is quality . The only way to do that is to re-draw and re-spec i f
the project. You are obligating me to a future I can ' t know and if we miss
the target we have to re-draw the project. His partners will not allow
that, He feels the budget should be tied down in a different way. This is
an obligation that puts our firm at major risk .
Paul explained , as a committee, we don ' t have a right to give sMMA
direction . This contract was a recommendation of the negotiating
subcommittee and the Selectmen . It a s their decision .
Ian said most clients lay dawn the total cost as a figure not to be
exceeded and target the gross sq footage . The cost per sq foot is unusual
for this job, it is common on internal work . In his opinion , why not put
in all the parameters . There is still the fixed amount for overall cost of
the project and after all other costs, there is not much left over than
$110 sq f t a Typically , the cost is peat on after the schemat 1 cs r
4r. F rennette said this contract obligates us to deliver a project for a
6
