lot of information and feedback .
Our objective is to ensure we deliver a very attractive building which
meets your educational and community reeds , comes in on schedule, on budget
and gives you value for money
We feel comfortable with your schedule. The construction budget is not a
bad one and we hope to better that budget, maybe give you some money back ,
lower costs up front and higher quality for the future .
QUESTION
Peter asked Mr, Aitchison his method , philosophy? How does it differ from
traditional U . S. techniques?
Mr, Aitchison said it is quantity surveying. In the UK that is a
profession . He is a consultant appointed by the building owner and has
overall financial control of the project f roar day one. He acts through all
bases of theroj ect. In North America there is not a quantity surveyor
profession, there is no formal training for i t.
Peter asked if they have ever worked with sMMA before?
M r. Aitchison said they have as a cost consultant. They do work on an as
needed basis . They are working with them on Chelsea but that will end next
month. If we get this job with Mash pee, we will not tale any more work
with sMMA, that would be a direct conflict.
It will not effect our objectivity or independence or our ability to work
i ny our best interest. These days it is difficult to avoid relationships
but we both have our professional reputations to protect
Janice as ked if our schedule was viable, could we have something open for
Sept lg96
Tony Esteves said he has worked on 14 schools and knows what it takes to
gopen ..et one o If you start the design now, give it ample time. Be ready
to go out to bid by late November , award the contract in mid February,
begin construction and build for the next 15 months. It will be
substantially completed by June/July and then allow - months for fixtures
and be ready to open in sept 1996 .
Bill Jones explained we only need to house 3 graded in Sept . 1996 , can we
avoid paying interest on bonds for empty space, it is a question of
stretching the schedule vs , ecoriomi cs of efficient building . It is a
challenge, could you do an economic analysis of that?
Tony Es teve s Fa i d if you allow constructiort to go on after Sept, 1996 there
will be a general conditions cost of $3-5 ,000 per day. You could drag out
the final certificate of completion to Nov,- Dec. It i s his opinion if you
have children in the building you want the construction to be completed.
Construction i s somewhat dangerous. There are many issues to resolve, how
top rotect the students , if there is damage, who did i t, resolve bus and
traffic flotT with trucks 11 the site ,
Joe asked if they hire an independent po.rson to do the mechanical and
structural review?
Shannon Scarlet said Tams is a civil , structural architectural f irm but
don ' t have MEP In house, but they would get 7 t. Beacon would review f o r
constructability. She said she looks at coordination of all the trades .
Paul asked why the town would want to hire a. project manager, what i s the
value? Based on their past projects , is their a direct relationship
between the money you saved the project, which would offset your fee?
Mr F Aitchison said he has worked on building committees for 25 years.
