SITE PLAN <br /> Dan Solien presented a few changes to the site plan that were discussed <br /> last week. He re-introduced the second baseball field and south of that 2 <br /> rectangular fields for practice football , etc. There is still more room to <br /> the south for field development. This is the better location for these <br /> fields. <br /> Site grading- high point at elevation 68 drains around the perimeter of the <br /> north side of the building to elevation 60. It is virtually a flat site. <br /> There will be a pair of catch basins every 250 feet and more in the parking <br /> areas. Roof drainage goes into a leaching field under the center island. <br /> The ballfields drain, over the surface into a shallow swail off into the <br /> woods . There are catch basins between the Fields and the road. <br /> Is a leaching field or retention pond cheaper? <br /> Dan said he needs to include both because of the volume of runoff. <br /> He outlined the drainage path, mains and detention basin . For a 100 year <br /> storm there needs to be a greater volume of storage. There is a kettle <br /> hole on site which could serve this purpose but it requires they purchase a <br /> drainage easement or expand the land acquisition plan. The town needs to <br /> purchase control of it. <br /> Tonight, Dan needs permission to design this plan . <br /> Dan said they can preserve trees within 15 feet of the pavement in all <br /> areas inside the ring road and some areas on the northern section . The rest <br /> of the block will be regraded and planted . <br /> He presented a maintenance plan - <br /> light green - represented lawn area. <br /> dark green -- area where existing trees will be preserved. <br /> brown - mulch and plant with native materials. <br /> There will be no lawn mowing on the islands . <br /> He proposes irrigating only the light green areas, except the ballfields , <br /> with stubbing for future irrigation of the ballfields. <br /> Peter suggested irrigating 2 primary fields - 1 baseball and 1 football . <br /> Ray suggested putting in a hydrant so the fields can be watered manually <br /> with large hoses. <br /> Dan suggested using the soil depth as a way to control drying out of the <br /> grass, 6 inches of loam is better than 4 and 8 is even better. <br /> Dan reviewed the site plan -- the drop off is 8 feet from the curb of the <br /> building, then a 75 foot island then 16 foot driveway then another island . <br /> Peter and Paul think the driveway next to administration area is too close <br /> to the building. <br /> Steve wants the senior citizens to be able to get very close to the front <br /> entrance. <br /> Joe thinks it is fine <br /> Paul asked if we are designing a school or a senior citizens center. The <br /> large majority of the community is very healthy. <br /> Steve agreed it is too tight, he would like it narrowed or pushed back. <br /> Dan said he is hearing comments on both sides of this issue, he is trying <br /> to find a compromise.
