9
Board of Selectmen
Minutes
August 21, 2017
APPOINTMENTS & HEARINGS
Crai Ma en Treasurer/Tax Collector:
Discussion of Land of Low Value:
Craig Mayen, Treasurer/Tax Collector reviewed the matter of Land of Low Value with members of the
Board of Selectmen. Currently, there are 13 parcels with a limit in value of$20,920 in the Town of
Mashpee which have been uncollected taxes since 1977.
The approximately acreage of the thirteen parcels in total is 2.287 acres with a tax title amount of
$47,285.99 as of 05/18/2015.
Mr. Mayen has suggested the Town hold a Land of Low Value auction to sell the parcels at a minimum
of unpaid taxes to include interest; 16% and legal fees or with the execution of a Treasurer's Deed, the
parcel would revert to the Town. as Town owned property. In the auction process, the Town would
auction the lien only. The Town would not provide clear title to the subject properties.
If the Town does not sell the properties, the Treasurer would create a Treasurer's deed that would
transfer the title back to the Town of Mashpee and the parcels and their outstanding taxes would be
placed into tax possessions. As Town owned properties, the future taxes to be assessed would be
distributed amongst the entire Town tax levy.
A brief discussion followed. It was suggested a Land of Low Value auction may inflame previous
discussions. With the low value, it may not be worth the aggravation as the Town affectively owns the
properties.
Motion made by Selectman Gottlieb to not authorize the Land of Low Value auction.
Motion seconded by Selectman Sherman.
VOTE: Unanimous. 5-0.
Roll Call Vote:
Selectman O'Hara,yes Selectman Cotton,yes Selectman Sherman,yes
Selectman Gottlieb, yes Selectman Cahalane, yes Opposed, none
