Building and warehouse
storage in 2,400 sq. ft. building.
Attorney David Lawlor represented Donna and Randy, Principals of RCA Electrical
Contractors, Inc. The proposal consists of constructing a 7,320 sq. ft. building for the
purpose of an office, and electrical shop, and a separate smaller building consisting of
2,400 sq. ft., for storage of electrical equipment and materials. The specific "use" will be
discussed at the Zoning meeting scheduled for Wednesday, November 14, 2018,
Dan Ojala, with Down Cape Engineering presented the site plan for the project on the
new development on Evergreen Circle off of Rte. 130. This location is the second lot on
the left. It's just past the Zoning district boundary from commercial to industrial. It's a nice
level lot, with no wetland problems and has tremendous depth for ground water. It's not in
a Zone 2 to a public well. The area is designed for good site access for fire truck turning
radius. The metal buildings will have canopies and color bands to break up the massing.
The parking is pulled back 4 ft, off the building. The storm water management
requirement is to infiltrate 1 inch of run-off, except for the roof run off which is clean water
directly infiltrating on the ground. The overflow will have deep subsurface catch basins
and will discharge into the large grass lined area. There's a small free-standing sign on
the left with designated lighting. There's two designated handicapped parking spaces on
the right, and additional parking on the left of the buildings. There will be fencing around
the storage area for the generators. The smaller building will house the electrical material
and generators. The Design Review committee requested that the Health Department
would like the dumpster fenced in on the end of the driveway.
1
