Minutes of Meeting of
Mashpee Plan Review Committee
Held Tuesday, October 16, 2018
Mashpee Town Hall Waquoit Meeting Room
Drew McManus, Conservation Agent mentioned that although there is no wetlands
jurisdiction, the Town of Mashpee has a nitrogen control bylaw that has restrictions on
types of grasses to be seeded/sodded and amounts of fertilizer usage.
Dan said there is an irrigation system for the landscaping, and he will comply with the
new bylaw requirements.
Catherine Laurent, DPW Director asked about the curb cut plan, the turning radius, and
maintenance plan for the drainage systems.
Dan said that there will be a Cape Cod berm with asphalt. Dan answered yes, there will
be a drainage maintenance plan in place.
Jack Phelan, Deputy Fire Chief had a list of questions and items he wanted to address;
• Will there be fencing around the shaded section shown on the plan?
• Will the main building have natural gas?
• Will there be foot access around the buildings?
• He wants clear access near the loading dock area.
• What is the use group? The building is below the 7,500 sq. ft. and doesn't require
a sprinkler system, but the use group plays a role for the storage and how high
the storage racks will be.
Dan said that the loading access is flush to the ground so there is no 4 ft. ravine. There
will be an overhead door, but the area will be accessible as required by the fire
department. There will be rack storage.
Wayne Taylor is looking forward to having new business in Town. He had no other
comments.
Glen Harrington, Board of Health Agent had a few items he wanted to address;
• He wants the two leaching trenches to be 10 ft. between them, not 5 ft.
• The plan will have to go before the Board of Health for septic approval as for all
industrial properties.
• BOH will review the requirements for the industrial waste tank
• The dumpster will be enclosed, is on a cement pad and is in a good location.
• Any fuel in the building as with any other hazard materials is required to be
submitted to the BOH.
• The Board of Health has a list of requirements limiting the amount of hazardous
materials.
• Material Data Sheets to be kept on file. He also mentioned the O&Ms.
• He asked why the roof trench doesn't go into the drainage area. Because he will
need a nitrogen update through aerial on rain fall.
2
