Building and warehouse
storage in 2,400 sq. ft. building.
Attorney David Lawler, representing the principals, Donna and Randy of RCA Electrical.
Also present was Dan Ojala, of Down Cape Engineering, and Joao Junqueira with Cape
Wide Construction. Mr. Lawler said that Donna and Randy currently have their electrical
contracting business in Barnstable, MA, and besides being electrical contractors they
specialize in generators. The proposal consists of constructing a 7,320 sq. ft. building, and
a separate smaller scaled building consisting of 2,400 sq, ft., for the purpose of an office
an electrical shop, and storage of materials.
Dan Ojala described the proposed site of the two buildings that will be located in the new
development called Evergreen Circle. The road is currently under construction. He
provided a site plan depicting where the buildings will be situated on the lot along with the
requirements of the project. He said that the fire hydrant will be located about 75 ft. down
the road. There will be one curb-cut off of Evergreen, and the site is a fairly good size and
meets the front yard setbacks. The parking is located on the side of the building and there's
a nice green area in the front with a lawn and shrubbery. There will be enough space for
the fire trucks to turn around. There will be gravel parking on the east side, and will provide
for storage of generators and materials. There might also be some outdoor storage of
electrical pipes, etc. It's not a Zone 2, but there might be some oil storage and should not
be an issue. The storm water calculations are required and the plan shows some catch
basins for drainage, and any discharge going into a nice grassed lined swale in the
northeast corner. The design also will provide any overflows of drainage to discharge into
a sub-surface that is designed to take a full 25 year event. Dry wells will be installed in the
ground to provide for any roof run off. There will be a dumpster that will have trees
surrounding it, and a lighting plan was provide but will have some minor changes.
1
