Mr. Mendoza said a motion would <br /> need to be made to re-open the hearing. <br /> Mr. Bonvie made a motion to re-open the public hearing for 404 Monomoscoy Road for <br /> the Written Finding. <br /> Mr. Gould seconded. <br /> Attorney Nickerson motioned that he would like to make the same presentation for a <br /> Written Finding under §174-17 and §174-24 (K) except that there would be no shower or <br /> tub. <br /> Mr. Bonvie amended his motion to that there will be no ability to install a shower or tub of <br /> any kind which will be part of the restrictive covenant. The only utilities allowed in the <br /> bathroom would be a toilet and sink. <br /> Mr. Gould seconded, yes. Mr. Pittsley, yes, Mr. Bonvie, yes, Mr. Blaisdell, yes, and Mr. <br /> Furbush yes. All were in favor of the bathroom in the garage without a shower or tub. <br /> The requests for a Written Finding under.§174-17 and §174-24 (K)passed. <br /> 53 Godfrey Road: Owners, Howard and Caroline R Goodman request a Variance under <br /> §174-3 3 of the Zoning Bylaws to allow for construction of an attached garage, a covered <br /> porch, and deck addition on property located in an R-3 Zoning District, (Map 96 Parcel <br /> 1047), Mashpee,MA. <br /> Mr. Ed Gildea, represented the Goodman's for their Variance request. Also present was <br /> Eric Peterson. The property is located on a cul-de-sac at the end of the road and boarders <br /> the Mashpee River.The plan is to make renovations to an existing single family home. The <br /> lot coverage is 9.7% and the proposed coverage is 14.7%. The existing structure is located <br /> within the 50 ft. setback of the top of the coastal bank. The proposed addition will have a <br /> distance from the top of the coastal bank of 31 ft, and the Goodman's are looking for a <br /> Variance of 19 ft. The proposed additional will add 168 sq. ft.to be within the 50 ft. buffer. <br /> The existing structure will increase the total about 1,317 sq. ft., and 168 sq, ft. will be <br /> located within the 50 ft. buffer, resulting in 14.7%total structures, 87%will not be within <br /> the 50 ft.buffer. The changes and additions are not more detrimental than the existing non- <br /> conforming structure in the neighborhood and there is plenty of parking. The project has <br /> been approved by the Conservation Commission,and the Building Department determined <br /> that the portion of the addition is within the 50 ft. buffer. <br /> The Board wanted to confirm that the project is not going any closer to the water. <br /> S ' <br />
