Minutes of Combined Meeting of <br /> Mashpee Design Review Committee and <br /> Mashpee Plan Review Committee <br /> Held Tuesday, April 5, 2011 <br /> Mashpee Town Hall Meeting Room 3 <br /> Design Review Members Present: Tom O'Hara, David Kooharian, and Robert Nelson. <br /> Plan Review Members Present: <br /> Richard Stevens, Building Inspector <br /> Charlie Maintanis, Local Inspector <br /> Joel Clifford, Fire Inspector <br /> Tom Fudala, Town Planner <br /> Scott Carline, Police Department <br /> Glen Harrington, Health Agent <br /> Catherine Laurent, DPW Director <br /> Richard Stevens called the meeting to order at 9:20 a.m. <br /> 64 Industrial Drive <br /> Proposed Warehouse/Light Industrial/Accessory Office <br /> Robert Spenlinhauer, Tte. Classic Auto Realty Trust <br /> Dan Creedon (Attorney), Scott Jones (Project Engineer), and Robert Kelliher(contractor) appeared. <br /> Attorney Creedon addressed the meeting saying that by way of history this proposed project has <br /> been in various stages of planning and permitting since 2005/2006. He said it has been through 2 <br /> owners. Went to zoning in 2007 for set-back relief variance. Had been on agenda for Planning back <br /> in 2007 but it had been determined that the development agreement had expired. Matter then <br /> brought to the-Cape Cod Commission for Jurisdiction Determination and a Hardship Exemption. <br /> Jurisdiction Determination was withdrawn; and later in 2008 Cape Cod Commission granted a <br /> Hardship Exemption. <br /> Mr. Creedon said that in 2010 his client, the Applicant, acquired the property from the prior owner and <br /> was granted a second variance in June-2010. <br /> Mr. Creedon said that originally a 20,870 square foot building was proposed and that was the <br /> maximum permitted under the development agreement. The current proposal is 20,000 square feet. <br /> Glen Harrington asked whether the January-2008 plan depicted 20,000 square feet. Mr. Creedon <br /> responded "yes". <br /> Mr. Creedon said they are looking at use categories M, B, F-1, S-1 and S-2. The building will be <br /> sprinkled. <br /> Charlie Maintanis asked whether or not they are planning some retail. Mr. Creedon responded that <br /> they are not asking for any use at this time; the owner wants to investigate what use interest there is <br /> for the building. Tom O'Hara said this is a great opportunity since the Town did approve use other <br /> than commercial in that area. Tom Fudala said you have to specify and apply for some use so you <br /> make sure parking works. Tom O'Hara added that this is a one-story building and square footage. <br /> determines parking also. Charlie Maintanis noted the handicap parking is enough now, but it <br /> depends on use group to determine what is finally required. Charlie pointed out that applicant should <br /> keep in mind they can't have both hazardous use and mercantile group; some uses not allowed in <br />
