Minutes of Combined Meeting of �C&,,qk <br /> Mashpee Design Review Committee and <br /> Mashpee Plan Review Committee <br /> Held Tuesday, July 19, 2011 <br /> Mashpee Town Hall Meeting Room 2 <br /> Design Review Members Present: Mary LeBlanc, David Kooharian, and Robert Nelson. <br /> Plan Review Members Present: <br /> Catherine Laurent, DPW Director <br /> Joel Clifford, Fire Inspector <br /> Tom Fudala, Town Planner <br /> Scott Carline, Police Department <br /> Glen Harrington, Health Agent <br /> Tom Fudala called the meeting to order at 9:08 a.m. <br /> 723 Falmouth Road <br /> Hatem Enterprises Nominee Trust <br /> Fuel pump and canopy reconfiguration <br /> Increase the improved number of fuel pumps from (4) to (5) and remove the <br /> Service use and existing service building (consisting of 2,912 square feet <br /> From the site. Landscape Plan approval also <br /> Attorney Mike Ford addressed the meeting saying that the site is currently Johnny's gas and they <br /> were here previously to replace current gas facility and enlarging pumps. They went through Design <br /> Review and Plan Review and the Board of Appeals. He said the lot is in industrial zone; they are not <br /> conforming in terms of use and structure not conforming in terms of setback. Mike Ford said Mr. <br /> Hatem wants to explore the possibility of just having gas on the site and phasing out the buildings. <br /> Although the Boards did approve the project last time there was some concern about the ability of 2 <br /> different businesses to operate on the site. They are now looking to remove the building and <br /> increasing by one the number of pumps—increase from 4 to 5. <br /> Mr. Ford said the Landscape Plan did not get in until last week so if that requires another review they <br /> understand that. He said they will have to go back to ZBA for a further modification of Special <br /> Permits. <br /> Taylor Dowdy addressed the meeting to walk through the site plan: <br /> • Canopy size approved but changing to 85-1/2' X 54'. <br /> • Existing setback is 38'–increasing to 46.3'. <br /> • Side yard virtually remains the same. <br /> • Rear yard is greatly increasing since removing building. Was 52'; new 107.7'. <br /> • Keeping existing septic system in rear of property and connect it to a single rest room that's <br /> within the kiosk. <br /> • Driveways—unchanged. <br />
