Mashpee Planning Board <br /> BVI in utes of Meeting <br /> .January 5, 2011 at 7 p.m. <br /> Selectmen's Heng Room, llashpee Town Hall <br /> CALL To ORDER <br /> The Town ofMashpee Planning Board meeting was opened with a quorum in the Selectmen's Meeting Room at <br /> ll ashpee Town Hall by the Chairman at 7:00 p.m- on Wednesday, January 5, 2011. <br /> Planning Roared Members Present: Chairman Mary Waygan, vice Chair Dennis Balani, Clerk Joe Mullin, <br /> George Petersen and'David Kooharian <br /> Also Present: Torn Fudala-Town Planner, Torn Mayo-GIS d inis tor, Selectman Liaison-Michael <br /> Richardson, Charles Rowley-Consultant Engineer <br /> APPROVAL of MOFMS <br /> December 1 , 2010 Minutes-A correction on page 2, under Development Agreement, was made changing <br /> "questioned the results"to"asked for the results." <br /> MOTION: fir, Kooharian made a motion to 'accept the minim for December 15"with the one <br /> amendment Mr. Petersen seconded the motion. All voted unanimously. <br /> PUBLIC <br /> 7:10 Applicant: Cape Cod Fire Savings an Atom Morro <br /> Location: 78 Industrial Drive,Unit 1 <br /> Request: Modification of special permit approved 12-7-05 to add "whole business and storage <br /> of used cars in a roofed structare;" under mon 174-25.G.6. (12-7-05 Special Permit condition <br /> required Public Dearing for uses not Pa nifitted under the decision which lull outside Use Croup P-1 in <br /> state fir building code.) <br /> The appointed time having arrived, the Chair opened the Public Hearing and read for the record the Public <br /> Hearing Notice. Alan Morra, applicant,was pry to summarize his request. Mr. Morrasued that he holds <br /> a dealer's license, with his sister-in-la v on a temporary bads. Mr. Morra plans to relocate to Mashpee and <br /> wishes to conduct his business in town. Mr. Morra identified a site in the indusuW park for his business, but <br /> noted that it will require some modifications. Mr. I lorra's business is the wholesale of classic/antique cars but <br /> he does not repair cars. Mr. Morra stated that most sales are direct to dealers and that he would rarely shove the <br /> cars at the storage space. The Chair asked if there would be any auto mechanic work and the Mr. Morra <br /> responded that there would not. The Chair asked about the interior space of the facility and Mr. Morns stated <br /> that there was some confusion about the plans. <br /> llrir. Morra stated that the 2005 approved plan shows the unit as its own entity, which is also his plan for the <br /> space. Another plan approved in 2006 combined the space with the adjacent unit(Uand in order to meet <br /> the Fire Code, Mr. Morra will replace both sides of the partial wall with the mired `*1 hour' rating. Nor. <br /> Balzarini asked about the availability of a sprinkler system and Mr. Morra responded that there is a sprinkler <br /> system at the roof level. Mr. Morra rra addend that a drop ceiling will be removed and that the space will be re- <br /> painted. Mr. B l grim asked about fuel on site and Mr. Morra responded that the building department allows <br /> maximum of 125 gallon of fuel in the space. lir. Petersen inquired about floor drains and Mr. Morra <br /> responded that he was unsure of the presence of drains and noted that no washing was allowed on the premises. <br /> Mr. Rowley asked whether oil would be stored at the site and Mr_ Morra responded that there may be a quart of <br /> oil but that there woudd be very limited car supplies. <br /> l <br />
