r Mr. Petersen questioned the number of cars that would be at the site and Mr. Morra responded that the space would accommodate four cars. Mr. Petersen asked about the sprinkler room but Mr. Morra indicated that he did not have access to the roam, Mr. Petersen recommended that he check with the Fire Department regarding the number of allowable egresses. Mr. Morra stated that a unit of that size and type of occupnc r requires only one egress. Mr. Fudala reported that the application has been mewed by Plan and Design review on December 7_ Mr. Fudala added that all ofMr.-Morra's requested manges bring the unit back to what the Fling Board approved in 2005. Mr. Fudala noted that modifications.ations to the unit were never approved by the Planning Board. Mr. Fudala Mated that the reason for the hearing i to approve its nes use since this use was not pennitted at the time of its original approval. Mr. Petersen questioned whether there would be signage and Mr. Morra .responded that a 4' sign had been approved and would be located above the pass door-in the unit. Mr. Fudala stated Haat the original approved plans show signage over each of the garage doors. Mr. Morra stated that Signage could not be seen above the garage doors and noted than it had been discussed at Sign review where it was determined that it could be placed above the pass door. The Chair referenced 11r. Fudala's drafted proposed decision. Mr. Morra.shared additional documentation with the Chair including the approved signage, the approved 2005 plan and the current view of the unit. The Chair inquired whether Mr. Morra's lease allows for the intended use of the space and Mr. Morro responded that he is purging the bank owned property. The condominium association has no problem with the use of the space and Mr. Morra noted that the owner of units7-12 and 3 and 2 has no concern about the usage. Mr. Fudala pointed out that the Sign Design Review has approved a different location for the sign than the Planning Board in Condition 2. Ilrir. Rowley suggested than the sign should be located over the acmes door. Planning Board members were in agreement that the change be made and Mr. Fudla revised the condition so that the sign may be located over the pass door. it was noted that Tait 6 has a sign placed in the wrong location and Mr. Fudala suggested that the permit be modified so that any unit signage could be placed above the pass door MOTION: f ir. Bad nni made a motion to dose the Public Hearing. Mr.Muilin seconded the motion. All voted unanimously* MOTION: Mr.Bal arini made a motion to modify the Special Permit for F-1 use to be allowed under Section 174-25.G.6 with the following amendment that the signs be permitted over the entranceway instead of the garage doors for A of the buildinp in the complex and ail of the conditions in the draft drawn. Mr. Morra was invited to review the conditions of the pent. Mr. Morra expressed concern about Condition since it is-not required by the current building coded but tact d that he would make the change if required. Planning Board members stated that it was a decision to be made by the Fire Departrnent. Mr. Morra referenced Massachusetts State wilding Code Edition 7 and Mr. Petersenug s d that Massachusetts Fire Code may have other conditions miring a second egress. The.Chair stated that Fire and Rescue Department would remain in the condition. Nor.Koobarian seconded the motion. Ail voted unanimously.
