1 <br /> MASHPEE PLANNING BOARD <br /> WEDNESDAY, MARCH 1 , 1995 <br /> TOWN HALL <br /> Members Present: Dennis B a 1 z ar i n i , Tana Watt, Tony Ferragamo, Pat Coffey , <br /> spyro Mitrokostas <br /> Also Present: Tom Rudala, Eloise Graveno, Charlie Rowley <br /> APPROVAL NOT REQUIRED <br /> Applicant: Richardson Jonas <br /> Location : Jonas Drive extension , Map 37 Blocks 203-206 and flap 46 Block f <br /> Request: signature of -lot ANR plan <br /> Mr. Richardson Jonas was present, H e presented the plan for the Board ' s <br /> review, There are 6 lots, with common lines . H e would like to remove the <br /> common line to make 3 lots out of 6 1 ots. <br /> Pat briefly read the ZBA variance, It explained the area which can be <br /> counted toward the lot size . <br /> Tana noted that signing the ANR plan does not necessarily endorse it as a <br /> buildable lot- signing i t should not present a problem. <br /> Tony suggested the Board will have to waive the lot size standard , based on <br /> the ZBA variance, before endorsing the plan , <br /> Tana asked if that should be noted on the plan? <br /> Tony does not think it is a requirement. <br /> Mr. Jonas could merge those lots ) by deed , without every coming before the <br /> Board because he has not changed any other lot lines . <br /> Tana made a motion to waive the lot size standard based on the Z BA <br /> variance . Pat seconded the motion . All members were in favor 4-0., <br /> Tana made a motion to endorse the ANR plan . Pat seconded the motion . <br /> A l l members were in favor 4-0 . <br /> Tony signed the plan . <br /> Mr, Jonas presented the fee ( 3 lots $45 , 00) and completed appl i cavi on. <br /> Tony suggested to Mr. ,zonas he check with the ZBA to see how long the <br /> variance is good for, it is not good forever. <br /> DISCUSSION <br /> Applicant: Donald Angus <br /> Location : Merganser woods <br /> Request: Discussion of Merganser subdivision <br /> Attorney Ben Angus and Mike c rath were present. <br /> Tony explained Town counsel is assisting the Board on this matter but could <br /> not be present this evening . He did discuss Chief Baker' s letter with <br /> Tony earlier in the day <br /> Mike cG rath explained the plans have been revised with the addition of a <br />
