MASHPEE COMMONS STUDY COMMITTEE <br /> NOVEMBER 14. 1995 <br /> Issues and concerns raised at October 25 , 1995 meeting <br /> Item 1 . In 1986 , Fields Point had a vision for Mashpee commons <br /> and the surrounding properties-. With extensive <br /> public comment and input , a Master Plan was created. <br /> Over these past nine years , because of new environmental <br /> awareness and the deteriorated economics of real estate, <br /> The vision, The Master Plan, has been abandoned . <br /> is <br /> Item 2 : As you walk through Mashpee commons today, you will <br /> notice: <br /> 1 . The parking areas with little or no attempt to incor- <br /> porate landscaping,making these necessary areas aesthet- <br /> ically unpleasant and environmentally offensive to the <br /> people, the community and the Cape. <br /> 2 . The vacant stores , the empty 'Windows <br /> 3 . The broken telephone booths-shattered glass, lights <br /> inoperable- the all--encompassing look of minimal up-keep <br /> and maintenance. <br /> The sidewalks that abruptly end nowhere . Try walking <br /> from Purity to the Library-can ' t be done, sidewalks end <br /> at the Medical center . <br /> 5 . Be aware that these conditions lead to even worse <br /> conditions <br /> A. the drunks <br /> B. the muggings <br /> C. the vandals <br /> D. the fights <br /> E. the drug dealers <br /> F . the fires <br /> We do not need the blight of the inner cities to establish itself <br /> in the center of Mashpee. <br /> Right now, under current zoning law, Fields Point can build <br /> almost everything they are asking for . The problem is, Fields <br /> Point can' t build as many of everything that they want . <br /> The Solution <br /> Fields Point should finish building the center : the hotel, <br /> the moderately p p priced department store, the landscaping. They should <br /> establish the basic anchors for this important center of Town, <br /> all of which stem from, and are included in the original Master <br /> Plan. This will secure the area, and provide revenue for the <br /> Town. It will furnish employment and security for the residents <br /> and it will give us an opportunity to serve the Tourist Industry. <br /> When this has been accomplished , then come back and tell us what <br /> is desired for the rest of this property. <br /> Where is- and what has happened to the commitment from Fields <br /> Point concerning this particular section of Town? Right now, <br /> Fields Point has given too little and is asking too much. <br />
