Dubin: I will ask the Board of Selectmen to make an intro- <br /> ductory comment on the revised article 5.5. This is an article <br /> that has been submitted by the Board of Selectmen. <br /> Richard Term: We spent clot of time revising it. The Town <br /> Planner was indispensable in ming through alot of graphics <br /> trying to make sense of it. The planning board is ttuck with <br /> this in trying to look at some of the clause we had. Its „c <br /> difficult to say, because we thought the clause was too broad. <br /> grandfathering as of 1/1/77. So what we try to do is to build <br /> in some quality zoning in this article without trying to hurt <br /> anybody. We are just trying to lessen the impact of any one <br /> indiviaual. that we possibly can; keeping in mind that anytime <br /> we make a change somebody has to be affected somewhere. <br /> R. Dubin: Last time we had quite a few comments on people <br /> that they felt had owned lots for a long time and didn' t want <br /> to lose the buildability of the lots. `.['he changes I think are <br /> designed to protect the handevel oper who has a lot next to his <br /> existing house or perhaps a lot in the same subdivision 3 or <br /> 4 lots down. It made some changes there , I think that probably <br /> eliminated most of the local opposition that we saw last time. <br /> Again, this is one that the Planning Board and Board of Select- <br /> men have worked on back and forth. From our point of view, we <br /> are satisfiedvith this final version. Any negative comments <br /> on the proposed article? We can move on to the next. <br /> The elimimation .of R1 and R2 zones. An article that <br /> opposes the existing and the creation of now 1<3-ifs zones as <br /> appears on the map entitled "Z"roposed change to Li3il of zoning <br /> snap for Action 2/11/85. <br /> The prposed change would delete districts R1 , R21 R3, <br /> R4, R5 and replaced with Residence Districts xi3, R4, R31,i, R5. <br /> Simiarily, Land Use regulations changes would be <br /> made. It replaces R-2 in the zoning table with R3i,i <br /> Replaces 22 ,500 minimum lot size with 40 ,000 and replaces exist <br /> ing 125' minimum lot frontage with 1501 . <br /> erection 9-- Special Provisions-- i)elete M and R2 <br /> replace .,vith so the new section reads : <br />
