Chairman, Jonathan D. Furbush, Board Members William A. Blaisdell, Ronald
Bonvie, and Associate Member Sharon Sangeleer.
PLEDGE OF ALLEGIANCE
PUBLIC COMMENT
Chairman Furbush opened the meeting at 6:00 pm and announced that the hearings were
being televised live on Mashpee TV.
Chairman Furbush announced that the Board consists of a five(5)member Board, and one
alternate member. Every petitioner is entitled to five (5) ZBA members to hear their
petition. As with every petition, in order to have a petition pass, there must be four (4)
positive votes. When all five members are present, you can have four positive votes and
one negative vote, and the petition will still pass. Board Members, Scott Goldstein, and
Norman J. Gould are absent, so all four members will have to vote positive for the petition
to pass.If you prefer, you can request a continuance until the next meeting so you can have
five board members.
Sitting on tonight's hearings are the three regular Board Members, and Associate Member,
Sharon Sangeleer.
14 Nick Trail: Owners,Karl and Jill Schneider request a Written Finding under §174-17
of the Zoning Bylaws to allow for construction of a new screened porch, mud room, and
laundry room addition on property located in the Popponesset Overly District and R-3
Zoning District, Map 117 Parcel 241, Mashpee, MA.
Mr. Steve Cook, Cotuit Bay Design represented the Schneider family. They are looking to
construct a screen porch, mud room, and laundry addition. The existing house is pre-
existing non-conforming to the zoning bylaws, but the new addition is conforming. The
rear setback is currently 16.7 ft.,25.2 ft. from Uncle Edwards Road, and 23.8 ft.from Nick
Trail. The proposed screened porch will be on the rear right corner of the house. The new
addition is 15.3 ft. off the rear property line which is conforming, and 25.5 ft. off the right
property line. Based on the Board of Health comments, the porch addition is pretty close
to the leaching field. That porch will be on sono tubes, and the mud room addition will be
on a concrete slab with a crawl space. Currently, the leaching field to the front corner of
the house is 11 ft.
1
