MAS EE ZONING BOARD OF APPEALS
MEETING MINUTES
MARCH 27,2019
The corner of the mud room addition is 12 ft. which is one foot further away from the
leaching field than the existing house. Steve said he will draw his construction plans and
discuss the crawl space slab with Glen Harrington to verify if a variance was issued. Lot
coverage is currently 16.2%, and will be 19.9% and well under the 25%maximum.
Mr. Bonvie asked Steve if he was expanding or creating any new non-conformities on this
lot. Steve said; no. He said the only reason the house is non-conforming is because of the
front setback at 23.8 ft.There's an existing 3 ft.crawl space underneath the house, the leach
field is within 11 ft. of the existing crawl space. The Board of Health previously permitted
this. The new proposed addition is 12 ft. away, so he gained a foot difference. Steve said
he will either make a slab or a small crawl space. The leach field is 2 ft. below grade; the
concrete slab will be at grade or above. The house is also in a flood zone, and he will have
to provide vents in the crawl space. He will work with Glen in Board of Health.
The Board reviewed the plans and noticed the house is on a corner lot. There were no more
questions from the Board.
Mr. Furbush read the Board of Health comments into the record. Sharon read the
Conservation and Inspection Department comments into the record. Mr. Furbush read the
DPW comments into the record.
The Board did not have any issues. There were no comments from the audience.
Mr. Bonvie made a motion to issue a Written Finding to Karl and Jill Schneider under
§174-17 of the Zoning Bylaws to allow for construction of a new screened porch, mud
room, and laundry room addition on property located in the Popponesset Overly District
and R-3 Zoning District, Map 117 Parcel 241,Mashpee, MA,
1. The Board has determined that the applicant meets all the conditions of a Written
Finding under Mass General Law 40A Section 6.
2.
