The room in <br /> question is the den space adjacent to the front door,which meets the Board of Health bedroom definition. <br /> There are three other primary bedrooms. All of the lots within the subdivision have been deed restricted <br /> by a Nitrogen Aggregation Plan to provide three bedrooms each. <br /> Mr. Morin expressed that he hoped to incorporate what was anticipated as a mixed use room in front of <br /> home. He proposed that, should the board allow the plan as presented, a deed restriction would be <br /> included within the deed itself,which would give the board another layer of protection and enforcement <br /> of the bedroom count. <br /> Chair Baumgaertel informed Mr. Morin that all Nitrogen Aggregation Plans have a recorded document,so <br /> there was no real benefit to including the bedroom restriction within the deed. He stated that the state <br /> lacks a bedroom definition, so it falls to the towns to determine what constitutes a bedroom. The board <br /> agreed that approval of the plan would be too much of a change in precedent. <br /> NEXT MEETING <br /> The next meeting of the Board of Health was scheduled for Thursday, April 18, 2019, at 7:00 PM. Chair <br /> Baumgaertel will be unavailable. <br /> There being no further business, Mallory Langler moved to adjourn the Public Session Meeting of the <br /> Board of Health at 9:32 PM.
