MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> APRIL 10,2019 <br /> Mr. Gould seconded, <br /> Mr. Blaisdell, yes, <br /> Ms. Sangeleer, yes, <br /> Mr. Furbush, yes. <br /> All were in favor of the modest addition project. <br /> 24 Papnomett Road: Owners, Donald R. and Lisandra Morin request a Written Finding <br /> under§174-17 of the Zoning Bylaws to allow for construction of an attached two car garage <br /> with living space above on property located in an R-3 Zoning District, Map 61 Parcel 45, <br /> Mashpee, MA. <br /> Mr. Geoffrey Bright, of Synergy Home Improvements represented the Morin's for their <br /> garage construction project. He said it was brought to his attention by Charlie Maintanis <br /> that he was required to bring his project to the Zoning Board of Appeals. The existing <br /> structure is a pre-existing, non-conforming. The reason for the appeal is because the front <br /> setback is 32.9 ft. He provided the Board with a site plan depicting the dimensions of the <br /> existing and proposed structures. <br /> Chairman Furbush noticed that the side line setback on the plan was at 16.7 ft. which was <br /> allowed. The rear setback is 27.4 ft. The lot coverage is 11.8% and will go to 17.7%. The <br /> Board confirmed that there was access to the addition from inside the house. <br /> Mr. Bright said that the original plan was corrected depicting the hallway area will have a <br /> slider door with a 13 ft. header. The Board wants revised the plan brought to the Building <br /> Department. <br /> Mr. Mendoza confirmed that the original plan submitted gave the appearance that the <br /> mudroom entrance was two doors from the outside, one door from the garage, and access <br /> from the upper level bedroom, but nothing going into the house. He needed clarification <br /> from the applicant. <br /> Mr. Gould read the DPW comments into the record requesting that the Board condition <br /> that all storm water runoff from the existing dwelling and proposed addition be contained <br /> onsite (installation of drywells for roof runoff), and that during construction, the existing <br /> catch basin in the road in front of the property be protected with filter fabric to prevent <br /> sediment from entering it. <br /> Ms. Sangeleer read the Inspection Department comments into the record with conditions <br /> that no kitchen sink, wet bar, refrigerator, cooking device(s) of any type be permitted in <br /> this proposed living space without first coming back to the ZBA.
