POAH Reference Checks <br /> May 14, 2019 <br /> Evan R. Lehrer,Town Planner <br /> Arden Cadrin, Barnstable Housing Coordinator,Town of Barnstable <br /> Lombard Farm <br /> - Arden was not working with the Town of Barnstable during her work with the bidder on the <br /> Lombard Farm project but with The HOME Consortium of Barnstable County. <br /> - Noted that this referenced project was of smaller scale and for the elderly. <br /> - Made clear that because of the specific concerns raised by the particular demographic the <br /> development was designed to serve,that the bidder worked very closely with the community on <br /> the final development plan. <br /> - Stated that community engagement to address tenant and neighborhood concerns was <br /> exceptional. <br /> There haven't been any notable concerns reported to date. <br /> Kimber Woods <br /> - Identified that there have been some construction issues on this project, specifically with HVAC. <br /> - Shared that the issues raised were of no fault of the developer and that they were proactive in <br /> correcting identified issues in an efficient manner. <br /> General <br /> - Stated that POAH manages a few Barnstable developments and that tenants are generally <br /> satisfied and that the properties are adequately maintained and in good condition. <br /> If given the opportunity to work with POAH again she would be eager and willing to do so. <br /> -- Said that Cape Cod would be fortunate to have their experience on future projects. <br /> - Stated,that the combination of a larger national organization like POAH partnering with a local <br /> nonprofit like HAC is a great combination. <br /> Daniel C. Staring, Multifamily Lending Manager, MassHousing <br /> Daniel stated that his working relationship began with POAH about 15 years ago. He noted that <br /> since that time they have been an active developer in the multifamily space. His work with them <br /> is specific to lending/project financing and helping to develop their acquisition portfolio. <br /> He stated that the complexity of affordable housing development requires a lot of work and that <br /> they have a very involved team with the capacity to execute. Her could not think of a project <br /> where POAH was the developer that�was not successful. He further noted that all projects <br /> inevitably have complications, but that the developer managers issues very well by being active <br /> problem solvers. When issues arise they come to the table with a pian ready. He said that POAH <br /> is the kind of partner that you want. <br />
