r <br /> When asked about the developer's ability to deliver projects on budget and on time he said that <br /> the developer is very focused on closing on time. He stated that their reputation is all about <br /> delivering on time. <br /> He noted the developers experience in obtaining competitive funds and that they are deeply <br /> involved and experienced in obtaining those funds. Notes property management experience. <br /> In closing Dan said that POAH is on the cutting edge as far as utilizing or even arguing for <br /> changes to certain funding programs to help ensure securing financing for the deals and that <br /> they are as experienced and capable as any other developer in the state, in managing the <br /> complexity of all the stakeholders, <br /> Dan Fortier, Town Planner,Town of Dennis <br /> Melpet Farm <br /> -They're good and did a good job <br /> -Went through local permitting, not 40B. <br /> -Stated that there are no issues that he is aware of however they are mostly tenant related and <br /> are dealt with proactively. <br /> -Dennis had established some limitations on the site that the developer dealt with very well <br /> specific to nitrogen sensitivity. When asked about the 1/A septic in place he stated that the <br /> Board of Health has not reported any issues. <br /> -Noted that to the outside observer the site probably looks very low density but is actually <br /> maxed out in bedroom count. <br /> -There were no issues with construction other than some drainage areas that needed attention <br /> after some heavy rainfall.The developer addressed those issues readily and were responsive. <br /> -Stated that they went above and beyond to meet the needs of the horse farm owner, <br /> -When asked if he would work with POAH again he said he would be eager to do. <br /> -When asked about POAH/HAC collaboration he said it was beneficial to have HAC on board but <br /> primary dealings were with POAH. <br /> -When asked about solar, Dan said to hook the developer up ASAP with the Cape Light Compact <br /> who provides solar panels to affordable projects. <br /> Low income housing tax credit project.There are a few issues with residents which may be <br /> economic related. Had a challenge.Town meeting had established some limits on in. Made it <br /> complex in a Zone 11 <br />
