The request of the applicant
is a restaurant tenant fit-out in Mashpee Commons.
Mr. Tom Feronti represented JWT, Phase 1A, Mashpee Commons Limited Partnership.
He is requesting a tenant fit-out in Building 40 which is the building that is permitted as
5 t Market Street. It's the first building across from Storrs Road in the 40B project.
The building was built and occupied last May,but the commercial space remains vacant
until they find a restaurant tenant. Mr. Feronti stated that Cape Cod Coffee, which is
currently in Mashpee Commons, is looking to expand their operations into a
breakfast/lunch restaurant as well as prove a function facility to the area.
Tom discussed the outside dining component with the committee. He supplied the
committee with a plan.that showed the exterior elevation, and the existing;rock wall and
store front. The plan design is to have sails instead of awnings or individual umbrellas for
the outdoor tables, and also showed where the signage might be placed. One sign will be
placed at the existing door at the intersection of Storrs and Market St., and another sign
on the east side area located near Storrs Road.
There are actually two existing doors to the space, the door that is on Market St. has
frontage on Storrs Road, but it is closer to Market St. The door along Market Street will
.serve the coffee shop while the door at Storrs Road would be the access to the proposed
restaurant. Mr. Feronti stated that there will be cafe dining for the coffee shop function,
and restaurant dining for the breakfast/lunch restaurant. Mr. Feronti pointed out that the
existing rock wall has two breaks in the stone wall to allow for the flow of folks walking
in and out and that the stone wall also extends all the way down to the existing parking.
1
