MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MAY 8,2019 <br /> Mr. Furbush said that the home needs to look like a single family home. Scott wanted to <br /> confirm that the apartment has to be connected to the main part of the home. <br /> Charlie Maintanis, Building Inspector mentioned that when he first started, there was a <br /> change to the wording of the bylaw because of a house that was connected to an accessory <br /> apartment on the property with a lattice, walkway trellis well over 50 ft. There were <br /> changes made so that it looked like it was all part of the same structure.The question would <br /> be,how much space is the breezeway to the addition. <br /> Mr. Luff mentioned the angle of the garage,the condition of the garage, and the amount of <br /> construction, would it makes more sense to raze the garage and re-pour, and create an <br /> apartment, garage/breezeway. If the decision is for a breezeway, it would be 10 to 12 ft. to <br /> go perpendicular to the new garage, and enter the garage into the front. <br /> Scott asked if the breezeway is a covered roof, or an enclosed structure. The Board has set <br /> a precedence, and that the accessory apartment look like a single-family home. Scott said <br /> as one Board member, he believes that the apartment should be connected by an enclosed <br /> space. Jonathan agreed and would be in his opinion that it should be done right the first <br /> time. Sharon agreed as well. <br /> The Board agreed that the entire project needs to be presented at the same time with the <br /> required site plan and house plans. Jonathan read the items under the bylaw out loud. <br /> Mr. Luff asked about the definition of the gross floor and if the as-built drawings would be <br /> required to present to the ZBA. Scott mentioned that the square footage of the apartment <br /> should be on the plan, and the total percentage of the lot coverage. <br /> Steve Cook,Cotuit Bay Design commented that the bylaw is vague.He said that Barnstable <br /> allows detached structures. <br /> Approve April 10,2019 Meeting Minutes <br /> Sharon moved to approve the April 10,2019 Meeting Minutes.Mr. Gould second.All were <br /> in favor. <br /> Sharon moved to adjourn.
