`dawn 6 Mashp'ee
ki
aQ
16.Grecitec
. k uc1 J\o1 1i.
^xU ^'' ` llas]zp,1'Issuclzusets 0,2649
Minutes of Meeting of
Design Review Committee
Held Tuesday, May 21, 2019
Mashpee Town Hall Waquoit Meeting Room
Design Review Committee Members Present: Charlie Maintanis, Bill Blaisdell, Joe
Cummings, and Miles Peters.
Charlie called the meeting to order at 8:37 am.
8:30 am Business name: Triple M Management Co, LLC
Project Address: 29 and 41 Echo Rd.
Owner: Triple M Management Co, LLC c/o Jim Vaccaro,
and Jon Connell
Representative: Raul Lizardi-Rivera and Matt Costa, Cape &
Islands Engineering
Request (Commercial Zone: 1-1): Proposed addition to provide
recreational marijuana dispensary to existing medical dispensary.
Proposed 4,000+/-sq.ft. building, and 6,000 sq.ft. gross floor area
(7,400+/-total). Proposal to keep existing signage.
Raul addressed the committee and mentioned that the existing building was approved with
a Special Permit by the Zoning Board of Appeals. The proposed project will require a filing
with the Zoning Board of Appeals to expand the existing facility for the use of recreational
marijuana, and will keep the existing building operational during construction of the
proposed building. The new building will be added to the west of the existing building. The
developer wants to combine the vacant parcel 41 Echo Road into one lot, and create the
parking area on the west side of the property. The proposal is to increase the parking from
41 to 71 spaces for customers and employee parking.
The existing septic system is on the rear of the right corner of the property. There are two
systems, a primary system and a reserve system that were built to Board of Health
requirements. This system will be removed, and be rebuilt one system at a time so the
facility will continue operating during construction.
The new building itself will have a new fagade, so the existing look on the side of the
building will change. The landscaping will be minimal because there is a safety and security
requirement that there cannot be any vegetation obstruction within 50 ft. of any entrance
or parking spaces on site of the medical dispensary. The vegetation will have low lying
bushes and perennial ornamentals.
Joe asked about the signage on the building. Jim Vaccaro said that the signage will be the
same as on the existing building.
Raul said the-main entrance into the facility will split into two entrances. The guard will
direct the patients toward the parking. The handicapped parking will be designated for both
the retail and medical. Bill said the requirement is for three handicapped spaces, and the
applicant is providing four.
1
