New <br /> building: 9,500 +/- sq. ft. (footprint and gross floor area). Proposed <br /> signage will be in designated space for signage in road intersection. <br /> Matt presented the project located on Evergreen Circle in the new sub-division off of Route <br /> 130.The proposed 9500 sq.ft. metal building will be a bottle redemption center that will be <br /> a have 3000 sq, ft. retail, office, and 3000 sq. ft. warehouse. He included a site plan, <br /> landscape plan, floor plan, and architectural plans. The building color scheme is a grey, <br /> and tan color. The signage will be on the front of the building and on Rte. 130. The sign <br /> style will be submitted later. The landscape plan will include Japanese hollies, native - <br /> grasses, and plantings with a very low impact design and low maintenance. <br /> Raul said that the signage for Rte. 130 will have a full business sign for all the businesses <br /> on Evergreen Circle. <br /> Matt said because this is next to a residential zone along Rte. 130, there's a 100 ft. buffer <br /> that extends across the street so the landscaping will remain natural. <br /> Joe mentioned that his concern is the parking as listed under the bylaw Section 174-37. <br /> The parking should remain on the side or rear of the principal structure. <br /> Charlie mentioned that on Main St. or Rte. 130, Rte. 28, and Rte. 151, the front is <br /> considered one of those routes. He asked about the retention pond on the Main St. side. <br /> He noted the bylaw Section 174-31 footnote 14. <br /> Evan said that the project is in the C-3 district, and the Planning Board will make the <br /> ultimate decision on the parking. <br /> Miles asked about the windows located on the east elevation plan.The applicant said there <br /> are coolers on the inside. He asked if there was any thought to creating more depth with <br /> the windows along that wall that faces Rte. 130. Matt said that the objective is maximize <br /> the useable space inside. <br /> Miles asked if what the trees where in the front. Matt said they are Japanese hollies. Miles <br /> would like to see American hollies that tie in better with the natural landscaping in the front, <br /> and would cover the fagade. He asked if the trim will be the same colors as the roof. The <br /> applicant said; yes, and not trim on the doors. Miles would like to see contrasting color for <br /> the skirt portion of the building. Miles asked about the meadow mix near the drainage <br /> swales. Matt said that he has determined that yet. Raul said there is a conservation <br /> meadow mix that is highly recommended around Cape Cod. Miles suggested cattails, <br /> bulrush that grow well. Matt said he will specify something appropriate. <br /> There were no more questions from the committee. Evan said that the Planning Board will _.. <br /> seek a report from the Plan Review, but prior to making a decision on the signage. <br /> 4 <br />
