Minutes of Meeting of
Design Review Committee
Held Tuesday, May 21, 2019
Mashpee Town Hall Waquoit Meeting Room
The biggest objective is to match the other side of the street to create a corridor along
Route 28, If the committee agrees with the proposal, Matt said he will create a landscape
plan and articulate the particular species.
Matt said that the architectural plan does show the colors of the building. He said he is not
proposing the signage at this time but would like some suggestions if any from the
committee. He said that the area for a street sign would be next to the bike path but the
property is owned by the Town and he would need permission to install a sign. The columns
on the proposed building are shown as white, and the fagade are different shades of blue,
with asphalt shingles. The architect reviewed the Cape Cod Commission design
requirements, and was achieved. Matt strongly believes that he could achieve the same
landscaping design as across the street by adding shaded trees, multiple layers of
understory, and lawn.
Joe mentioned that the signage for the building should be 10% as listed under the bylaw
1.74-55 Section B. Matt asked if it was for the entire building. Joe said; Yes, and each unit
is entitled to share the total building signage equal to the portion of the total wall area. Matt
said he will calculate that between the three building sections.
Matt said there will be some lighting along the walkways to light the area.
Miles would prefer that the landscape area remain as natural as possible with the existing
foliage, especially along the bike path.
Charlie mentioned the bylaw Section 174-31 footnote 14.Matt said that he could landscape
an area with native species that fit in closely and match the natural vegetation mainly some
pine trees singled out or saved so that it ties in. He said the areas around the Commons
are manicured but it looks very natural. He said he could provide some grooming with
bayberry and pines.
Miles said that the landscaping on the right side was forced to replant because there was
no vegetation. But the left side already has the vegetation and natural species. He would
rather it be left alone. He would like to see that 30 ft. be retained as natural as possible.
Evan gave his opinion that maybe the applicant can consult with the Conservation
Commission.
Matt thought that the landscaping could be achieved with a low impact design the
Commission lays out, and could carefully pick out natives so that they fit in with the area.
He would like to achieve, the natural feel with a beautiful street scape that will be appropriate
along the bike path and the road.
Motion:
Bill made a motion to make conditional approval of the concerns to be addressed before
going to the Zoning Board. The concerns include the signage requirements, and a final
landscape plan as listed in the Cape Cod Commission guidelines. -
Joe seconded. All were favor.
3
