Proposed 4,000 +/- sq. ft. <br /> building, and 6,000 sq, ft. gross floor area (7,400 +/- total). (Confirm, with <br /> Committee: Modification to Existing ZBA Special Permit?) <br /> Raul presented the project located at an*existing facility located at 29 Echo Road. <br /> The existing medical marijuana dispensary was approved by the Zoning Board of <br /> Appeals, and a Variance was issued for the guard house. This parking is located <br /> on the front and side of the current building. The proposal is to expand the use at <br /> this facility to incorporate retail marijuana. The applicant is intending to acquire the <br /> adjacent parcel at 41 Echo Road, and is under a purchase and sale agreement. - <br /> The building addition in total including the existing building will be approximately <br /> 7400 sq. ft. The parking requirement is 41 spaces, but the proposal is to increase <br /> the parking to 71 spaces. The existing entrance on Echo Road will remain at the <br /> guard house but the intension is to divert the traffic two ways into the property. The <br /> right side will.be for the medical dispensary customers, and the retail will be <br /> directed toward the left main parking area. The exit will be located toward on the <br /> far left corner of the property. The proposal includes a drainage plan located along <br /> the front landscape areas, and along the back area of the property. There is some <br /> existing drainage on the left side of the existing parking, but that will be torn out <br /> and relocated to the rear of the property. . <br /> 1 <br />
