MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A WRITTEN FINDING <br /> John F. Gavin and Terese J. Gavin <br /> 150 Pimlico Pond Road (Map 2 Parcel 136) <br /> Mashpee, MA 02649 <br /> FINDING-2019-34 <br /> The Board asked why a bathroom is needed in the detached garage. Mr. O'Connell <br /> said that the homeowner collects antiques, and it would be more convenient since there's <br /> quite a distance between the house and garage. <br /> Chairman Furbush said that the Board is concerned with sleeping quarters outside <br /> the house. There would be no issue if the garage was attached. Mr. Goldstein noticed that <br /> the bathroom is located on the first level. Mr. O'Connell said it's a high bay garage so there <br /> is no second level. The entire roof structure is made up of trusses, and the only portion that <br /> has any high aspect is in the middle which would be to accommodate a boat. There is no <br /> second floor. <br /> Mr. O'Connell referred to page G2.0 of the house plan that above the middle bay <br /> door is higher and extends 18 ft. to the top of the window. There will be an open area with <br /> light for the cupola. The other two sides above the smaller doors are fully trussed over. <br /> Mr. Goldstein asked if there will be corrugated concrete on the walk-out on the <br /> lower level. Mr. O'Connell said in the back of the garage is a retaining wall. The door leads <br /> to the side yard. <br /> The Board had a conversation and has no issues regarding the type of heating source <br /> in the garage. The Board had permitted a similar application in the past that specified the <br /> fuel source. <br /> Mr. O'Connell said that he intends to fully insulate and install an efficient heating <br /> source, and requested that there is no limit of the type of fuel source. <br /> The Board read the Town Department comments into the record. <br /> GENERAL CRITERIA: <br /> The subject property located at 150 Pimlico Pond Road is approximately 50,694 <br /> square feet. <br /> There were no more comments from the Board or audience. <br /> WRITTEN FINDING CRITERIA: <br /> ARTICLE V -Nonconforming Buildings and Uses: <br /> 2 <br />
