Morin, Jr., and Bk.: 31634 <br /> Lisandra Morin Pg.: 216 <br /> 24 Papnomett Road <br /> (Map 61 Parcel 45) <br /> Mashpee, MA 02649 <br /> A Petition was filed on March 13, 2019 by Owners,Donald R. and Lisandra Morin <br /> requested a Written Finding under §174-17 of the Zoning Bylaws to allow for construction <br /> of an attached two car garage with living space above on property located in an R-3 Zoning <br /> District, at 24 Papnomett Road, Map 61 Parcel 45, Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on March 22, 2019 and March 29, 2019 a <br /> copy of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, April 10, 2019 at which time the following members of the Board of Appeals <br /> were present; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, Board <br /> Member, Scott Goldstein, Norman J. Gould, and Associate Member Sharon Sangeleer. <br /> Also present was Building Commissioner, Michael Mendoza. <br /> Mr. Geoffrey Bright, of Synergy Home Improvements represented the Morin's for <br /> their garage construction project. He said it was brought to his attention by Charlie <br /> Maintanis that he was required to bring his project to the Zoning Board of Appeals. The <br /> existing structure is a pre-existing, non-conforming. The reason for the appeal is because <br /> the front setback is 32.9 ft. He provided the Board with a site plan depicting the dimensions <br /> of the existing and proposed structures. <br /> Chairman Furbush noticed that the side line setback on the plan was at 16.7 ft. <br /> which was allowed. The rear setback is 27.4 ft. The lot coverage is 11.8% and will go to <br /> 17.7%. The Board confirmed that there was access to the addition from inside the house. <br /> Mr. Bright said that the original plan was corrected depicting the hallway area will <br /> have a slider door with a 13 ft. header. The Board wants revised the plan brought to the <br /> Building Department. <br /> 1 <br />
