Mown of Nlashpee <br /> 16 Great,,'Yeck TOM uNlbrth <br /> AU�� Waslipee,Massachusetts 09649. <br /> MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A WRITTEN FINDING <br /> FINDING-2019-18 <br /> Karl Schneider and Doc.: 1341635 <br /> Jill Schneider Ct£: 215582 <br /> 14 Nick Trail <br /> (Map 117 Parcel 241) <br /> Mashpee, MA 02649 <br /> A Petition was filed on February 26, 2019 by Owners, Karl and Jill Schneider <br /> requesting a Written Finding under§174-17 of the Zoning Bylaws to allow for construction <br /> of a new screened porch, mud room, and laundry room addition on property located in the <br /> Popponesset Overly District and R-3 Zoning District, at 14 Nick Trail, Map 117 Parcel <br /> 241, Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on March 8, 2019 and March 15,2019 a copy <br /> of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday,March 27,2019 at which time the following members of the Board of Appeals <br /> were present; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, Board <br /> Member, Ron Bonvie, and Associate Member, Sharon Sangeleer. <br /> Mr. Steve Cook, Cotuit Bay Design represented the Schneider family. They are <br /> looking to construct a screen porch, mud room, and laundry room addition. The existing <br /> house is pre-existing non-conforming to the zoning bylaws, but the new addition is <br /> conforming. The rear setback is currently 16.7 ft.,25.2 ft. from Uncle Edwards Road, and <br /> 23.8 ft. from Nick Trail. The proposed screened porch will be on the rear right corner of <br /> the house. The new addition is 15.3 ft. off the rear property line which is conforming, and <br /> 25.5 ft. off the right property line. Based on the Board of Health comments, the porch <br /> addition is pretty close to the leaching field. That porch will be on sono tubes, and the mud <br /> room addition will be on a concrete slab with a crawl space. Currently, the leaching field <br /> to the front corner of the house is 11 ft. <br /> 1 <br />
