MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JUNE 26,2019 <br /> Mr. Matthew O'Connell, with ADG Inc., represented the homeowners for their raze and <br /> replace project. Terese Gavin, homeowner was also present. The proposal is to remove an <br /> existing non-conforming single-family residence that currently violates the side yard <br /> setback, and replace it with a fully conforming new single-family home. <br /> Mr. O'Connell said that the plan was revised at the request of the Conservation Agent <br /> depicting the top of the inland bank. He said there is no work being performed within the <br /> 100 ft. buffer, and he is not requesting any Variances. <br /> The Board noticed that the topography of the lot drops significantly toward the inland bank. <br /> The Board asked why a bathroom is needed in the detached garage. Mr. O'Connell said <br /> that the homeowner collects antiques, and it would be more convenient since there's quite <br /> a distance between the house and garage. <br /> Jonathan said that the Board is concerned with sleeping quarters outside the house. There <br /> would be no issue if the garage was attached. Mr. Goldstein noticed that the bathroom is <br /> located on the first level. Mr. O'Connell said that there is no second level; it's a high bay <br /> garage. The entire roof structure is made up of trusses, and the only portion that has any <br /> high aspect is in the middle which would be to accommodate a boat. There is no second <br /> floor. <br /> Mr. O'Connell referred to page G2.0 of the house plan that above the middle bay door is <br /> higher and extends 18 ft. to the top of the window. There will be an open area with light <br /> for the cupola. The other two sides above the smaller doors are fully trussed over. <br /> Mr. Goldstein asked if there will be corrugated concrete on the walk-out on the lower level. <br /> Mr. O'Connell said in the back of the garage is a retaining wall. The door leads to the side <br /> yard. <br /> Mr. Bonvie asked Charlie if he would accept a comment that when the applicant applies <br /> for a Building Permit, that the truss design and shop drawings clearly depict the inability <br /> to finish the attic space. <br /> Charlie said he does not have an issue with that statement because it's the Board's decision <br /> and is included with the application. <br /> The Board had a conversation and has no issues with a heating source in the garage. The <br /> Board had permitted a similar application in the past that specified the fuel source. <br /> 3 <br />
